I’ve had some great voucher tenants. But over the years, my personal experience has been the problems outweigh the benefits.

As with any tenant, It’s not about what or how they pay, it’s about how they live. And I’ve seen more of this type of situation with Section 8 than I have with my private tenants.

It’s not guaranteed to happen to you by any stretch, but I would say the likelihood is higher.

I once owned 124 rental properties…

It was a nightmare.

Cheap houses in bad neighborhoods rented to super low income tenants and Section 8.

We were pulling in over $111,000 per month in gross rents.

We thought we had it all figured out.

But by the end of the month, we were broke.

Then in 2023 it all came to a head and we collapsed in on itself.

Property damage, capex, maintenance, delinquencies, evictions, theft… it all hit us at once.

We had to pivot hard and rebuild from scratch.

We started focusing exclusively on quality over quantity.

Better houses. Better neighborhoods. Better rehabs. Better tenants.

Now we have a much smaller portfolio that performs far better than our big, ego-driven mess ever did!

Chasing door count led us to making poor decisions, broke us financially, and was by far the most stressful time of our lives!

The lesson(s)?

‘Cheap’ is the most expensive price you’ll pay.

You can rehab a house, but you can’t rehab the location.

Rough neighborhoods have rough tenants, and rough tenants will kill your rental business quicker than John Wick if you stole dog.

What you see on your spreadsheet is guesswork, not reality. Whatever you think vacancy, maintenance and capex will cost, double it.

Don’t touch your cash flow for the first 5 years. Let it build up in your reserve account. You’ll need it!

PSA for landlords…

Your tenant isn’t going to maintain your property.

Not even the stuff that’s their responsibility in the lease.

They just aren’t.

Só if you don’t do it, no one will, and it’s you that’s going to pay more in the long run when degree maintenance turns into expensive capex.

This is why you should have your property manager walk your rentals every now and again.

Most tenants won’t report a small water stain.

That’s not a criticism of them. It’s not their house, and a stain isn’t interrupting their life.

It’s your job to make sure this stuff is picked up before it becomes a $20,000 problem.
