North Palm Beach doesn't do subtle. ⛵
This village sits on some of the most coveted waterways in South Florida — and the market is acting like it. Median sale price just hit $590K, UP 11% year over year. While much of the county cooled, North Palm Beach kept climbing. The water wins again.
Here's the plot twist: this is really TWO markets in one village. 🏘️ vs 🛥️
Houses: median sold $1.72M. The waterfront lane doesn't even look at price tags — it looks at dock footage.
Condos: a 2-bedroom sold at a median of $399K. That's 4x cheaper for the same ZIP code. The entry door is wide open... it just doesn't come with a boat lift. 😏
And here's the part buyers should love: 7.7 months of supply. Homes sitting an average of 85 days. That is NOT a feeding frenzy — it's a negotiation. Sellers still up 11% on price, but buyers finally have time to think, inspect, and ask for concessions. Radical concept.
My expert take: North Palm Beach is splitting into the haves (waterfront, cash buyers, zero patience) and the haves-to-wait (everyone else, who suddenly has leverage). Play your lane right and this is one of the best windows we've had.
Is North Palm Beach officially off-limits for first-time buyers — or is the $399K condo lane the sneaky deal of the county? 👇
