What changed in Jupiter’s housing market this September? More homes were available than in August, fewer sales closed, and median sale prices moved higher.

Here’s a closer look at the September 2026 numbers:

🏠 SINGLE-FAMILY HOMES
• 51 homes sold, compared with 79 in August and 77 last September.
• The median sale price reached $1.1 million, up from $1,055,000 in August and $885,000 in September 2025.
• Buyers had 251 homes to choose from, compared with 229 in August and 375 a year ago.
• The median time to go under contract was 47 days, compared with 49 in August and 73 last September.

🏘️ TOWNHOMES & CONDOS
• 41 properties sold, compared with 46 in August and 51 last September.
• The median sale price was $495,000, up from $440,000 in August and $450,000 in September 2025.
• There were 273 properties available, compared with 260 in August and 384 a year ago.
• The median time to go under contract was 71 days, compared with 84 in August and 75 last September.

So, what does that mean for you?

Buyers had a little more selection than the previous month, though available inventory remained well below last September. For sellers, fewer closings mean it’s especially helpful to understand what’s selling in your neighborhood when setting your price.

One detail to keep in mind: the median is the midpoint of sale prices. An increase can reflect the mix of homes that sold, so it doesn’t mean every Jupiter home rose in value by the same amount.

Our version of fall prep looks a little different in Jupiter. The AC is still working hard, afternoon rain can still roll through, and October evenings are perfect for spending time outside. Here are a few simple things to check around the house this month:

-Give the AC some attention. Replace the filter if it’s due, and make sure vents aren’t blocked.
-Clear gutters and outdoor drains. Leaves and debris can pile up quickly after summer storms.
-Walk around the exterior. Look for loose screens, worn weatherstripping, or anything you’ve been meaning to repair.
-Check outdoor lighting. It’s especially helpful before trick-or-treaters and holiday guests arrive.
-Freshen up the patio or porch. A quick clean can make those lovely October evenings even more inviting.
