Kimco’s Trevor Ankeny, Director, Property Management, was recently invited by IREM to participate in a congressional briefing, sharing firsthand insight with congressional staff on some of the challenges facing commercial property owners today.

Trevor discussed the impact of rising operating costs, from insurance and maintenance to utilities and taxes, as well as the growing complexity of navigating building performance and energy benchmarking requirements across different jurisdictions.

A recent study from ICSC reveals that essential expenses now account for ~71% of consumers’ monthly budgets, with groceries remaining among the more resilient spending categories.

That consumer behavior aligns closely with how Kimco has built its portfolio. Today, a record 87% of Kimco’s ABR is grocery-anchored, and grocery-anchored centers generate approximately 3x more annual customers than those without a grocery component.

When recurring essential visits happen within centers that also offer restaurants, services and retail, they create opportunities for traffic and cross-shopping across the broader tenant mix.
