“Buildable site.” Two words on a listing that deserve a lot more questions.
Buying land in the North Carolina mountains is one of the most rewarding purchases you can make. It’s also where a little homework saves the most heartache.
A few examples from our carousel:
“Buildable” should come with a septic improvement permit, or at least a plan for a soil evaluation. In NC, that permit comes from the local health department.
“Private road access” should mean recorded, deeded access, plus a clear answer on who maintains the road.
“1 acre” may or may not leave room for a septic repair area. NC State Extension says that usually takes about an acre of suitable soil.
Asking these early keeps a dream property from turning into a surprise.
