SELLING OR BUYING A HOME IN NORTH GEORGIA? UNDERSTAND THE DIFFERENCE BETWEEN LISTING PRICE AND APPRAISED VALUE.
A home's listing price and its appraised value are two different figures. Understanding how each is determined can help buyers and sellers make more informed decisions in the North Georgia real estate market.
1. What is the listing price?
The listing price is the asking price established by the seller, typically with guidance from their real estate agent. A thoughtful pricing strategy considers recent comparable sales, current competition, property condition, location, and market conditions.
2. What is an appraisal?
An appraisal is an independent valuation prepared by a qualified appraiser. For a mortgage transaction, the lender generally uses the appraisal to help evaluate the property as collateral for the loan.
3. Why can the numbers differ?
The listing price reflects the seller's asking price, while an appraisal reflects the appraiser's opinion of value based on relevant evidence and the scope of the appraisal. The two figures may be similar, or they may differ.
4. What happens if the appraisal comes in lower?
A lower-than-expected appraisal can affect financing and may require the parties to consider options under their purchase agreement. Depending on the contract and circumstances, those options may include renegotiation, additional funds from the buyer, or other permitted remedies.
5. Why does local market knowledge matter?
Comparable properties, location, property features, condition, and current market activity all matter when developing a pricing strategy. Rural acreage, mountain properties, and unique homes may require particularly careful selection of comparable sales.
At The Patsy Carver Team with RE/MAX Town & Country, we understand that pricing a property involves more than choosing a number. Our approach considers local market data, property-specific features, and current competition to help sellers make informed decisions and help buyers understand the market.
