🏢🔍 COMMERCIAL PROPERTIES NEED INSPECTIONS TOO!

A lot of people know Target Home Inspections for our residential, new construction, and insurance inspections—but we inspect commercial properties too!

Our team recently completed an inspection on this commercial property, and one of the more significant findings was right above our heads. 👀

During the roof inspection, we identified damaged and deteriorated roofing materials that were no longer providing the protection they should. Once we made our way inside and evaluated the underside of the roof decking, we found visible evidence consistent with water intrusion in the same area.

That’s exactly why a thorough inspection matters. A damaged area on the roof may not seem like much from the exterior, but once water starts making its way through the roofing system, it can lead to:

💧 Deteriorated roof decking
🪵 Damage to structural components
🦠 Conditions conducive to microbial growth
💰 Much more expensive repairs if left unaddressed

Whether you’re purchasing a home, office, retail space, investment property, or other commercial building, knowing the condition of the property before moving forward can make a huge difference.

Residential, commercial, new construction, or insurance inspections—Target has you covered. 🎯

🚪😂 CLOSE ENOUGH… RIGHT?

One of our inspectors caught this during a recent new construction inspection.

Take a closer look at those master bedroom double doors… something doesn’t quite match. 👀

One door has the handle and hinge configuration going one direction, while the other door clearly wasn’t quite on the same page. 😂

Is this the biggest defect we’ll ever find? Absolutely not.

But when you’re spending hundreds of thousands of dollars on a brand-new home, you probably expect things like your master bedroom doors to match and be installed correctly.

That’s one of the biggest reasons we recommend an independent inspection on new construction. Sometimes we uncover significant electrical, plumbing, roofing, or structural concerns—and sometimes we find things that simply make you wonder, “How did nobody notice that?” 🤔

Either way, our inspectors are there to catch the details before you close. 🔍🏠

🏠🔥 WHEN A 100+ YEAR-OLD HOME HAS A STORY TO TELL…

Recently, our team inspected a home in a historic community that, according to available records, was built all the way back in 1914!

Older homes already tend to come with their own unique quirks and challenges. With more than a century of repairs, renovations, and modifications, you never quite know what you’re going to find.

But when our inspector entered the attic and discovered what appeared to be significant fire-damaged and charred wood framing, we knew we had something much more important to document. 🔥🔍

Evidence of a previous fire raises some big questions: How extensive was the original damage? What repairs were made afterward? Were damaged structural components properly repaired or replaced?

Those aren’t questions you want to discover after purchasing the home.

This is also a perfect example of why getting into the attic matters. From the living areas below, a home can look beautiful—but some of its history may be hiding in places most buyers will never see.

The older the home, the more stories it has to tell. Our job is to help uncover them.

🏠🔍 NEW CONSTRUCTION DOESN’T MEAN PERFECT!

This was a great catch by one of our inspectors during a recent new construction inspection.

At first glance, this garage looked clean and ready to go. But when our inspector took a closer look, there was a noticeable gap along the bottom of the garage wall that had not been properly sealed.

And you know who loves gaps like this? 🐜🪳🐭

Openings along exterior walls and garage areas can provide an easy entry point for insects, rodents, and other unwanted pests. They can also allow outside air and moisture into areas where they shouldn’t be.

The best part? This was caught before our client moved into their brand-new home, giving them the opportunity to have the builder properly seal and correct it before closing.

New construction may be new, but that doesn’t mean every detail was completed correctly. That’s exactly why we recommend having an independent home inspection before closing.

🚽🔍 WHAT'S LURKING BENEATH YOUR HOME? 🏡

Some of the most expensive problems in a home are the ones you can't see!

Did you know that Target Home Inspections offers sewer scope inspections? Using specialized camera equipment, our inspectors can look inside your home's sewer line to identify potential issues that a standard home inspection wouldn't uncover.

A sewer scope inspection can help identify:

🌳 Tree root intrusion
💧 Cracked, damaged, or deteriorating pipes
🚧 Blockages and debris buildup
⚠️ Misaligned or separated pipe connections

Why is this important?

A sewer line might appear to be functioning properly during a typical walkthrough, but hidden problems could lead to sewage backups, expensive repairs, and major headaches after moving in.

Whether you're purchasing an older home or brand-new construction, a sewer scope inspection can help you avoid unexpected surprises and potentially thousands of dollars in repairs!

At Target Home Inspections, we believe in going beyond the surface to help our clients make informed decisions about one of their biggest investments.

🏡 Not every inspection is just about the defects — sometimes we get to inspect a little piece of history!

A couple months back, our team had the opportunity to inspect the Williams/Leroy House in Alachua, a home that was completed all the way back in 1902!

With more than 120 years of history, this Queen Anne-style home is definitely a little different from the houses we inspect every day. It’s always cool getting to see the craftsmanship, architecture, and character that have survived generations.

From brand-new construction to homes that have been standing for over a century, Target Home Inspections has you covered! 🔍🏠

🏠 FRIDAY INSPECTION FIND!

Some defects make our inspectors work a little harder to find them… and some are pretty hard to miss! 👀

During a recent home inspection, our inspector found this significant cracking and separation in the exterior stucco running down the side of the home.

Cracks this large aren’t just a cosmetic concern. They can allow water intrusion behind the stucco, potentially leading to hidden moisture damage and deterioration. Significant cracking can also be an indication of movement that warrants further evaluation to determine the underlying cause.

This is exactly why a home inspection is so important. Whether the issue is hidden in an attic, underneath a home, or staring you right in the face, our job is to make sure you know about it before you buy! 🔍🏡

🐀 Wednesday Inspection Find: DIY Rodent Exclusion!

We have to give this homeowner credit for creativity… because we definitely wouldn’t want to be a rodent trying to get into this house! 😂

During a recent home inspection, we came across this homeowner’s version of DIY rodent exclusion — spikes installed along a vulnerable roof area to help keep unwanted visitors out.

Believe it or not, roof intersections, soffits, fascia, eaves, and small gaps where different roof sections meet are common areas for rodents and other pests to find their way into a home. It doesn’t take a very large opening for them to gain access to an attic.

While this approach certainly looks intimidating, proper rodent exclusion should focus on identifying and correctly sealing potential entry points without creating issues with the roof, drainage, or ventilation.

🏡 It’s another example of the interesting things our inspectors find when looking beyond what you can see from the ground!

⚡ Friday Inspection Spotlight

Just because a home is newer doesn’t mean it’s problem-free.

During a recent inspection on a home that was less than five years old, our inspector found multiple outlets with open grounds throughout the home.

An open ground means the outlet is not properly connected to the grounding system. The outlet may still appear to work normally, but the grounding path that helps safely carry fault current away is missing or interrupted.

That can create several concerns, including:

* Increased risk of electrical shock
* Reduced protection for plugged-in electronics and appliances
* A greater chance of problems during an electrical fault or surge
* Potential repair or insurance concerns depending on the situation

This is a perfect example of why newer doesn’t always mean correct. Construction defects, improper repairs, and installation mistakes can happen in homes of any age.

At Target Home Inspections, we test accessible receptacles and evaluate the home’s major systems so our clients can know what they’re buying before closing.

🏡 Don’t skip the inspection just because the house looks new.
