Buying your next home gets stressful fast when the math depends on selling this one first.

A smoother order is paperwork and a title search first, then insurance details, then an inspection, then repair vendors, and photography only after the house is truly camera-ready. Today, start one folder for permits, survey, roof age, insurance info, and repair invoices. Around Jacksonville and the Beaches, roof age, wind coverage, flood zone, and older coastal wear are usually what create last-minute delays.
