Did you know that Florida is one of only a handful of states that recognizes a Lady Bird Deed as an estate planning tool?

A Lady Bird Deed, also called an Enhanced Life Estate Deed, allows you to keep full control of your property while you’re alive. You can live in it, sell it, refinance it, or even change your beneficiaries if your plans change.

When you pass away, the property transfers directly to the beneficiaries named in the deed without going through probate. Keep in mind that this only applies to the specific real estate covered by the Lady Bird Deed.

Every family situation is different, so it’s important to work with an experienced estate planning attorney to determine what makes the most sense for you.

The closing date isn’t just a date on the contract. It can affect how much cash you need at closing.

Example:

🏡 $500,000 purchase price
🏡 20% down payment
🏡 $400,000 loan amount
🏡 6.5% interest rate

Daily interest = approximately $71.23 per day.

Close on July 1 and you could prepay about $2,137 in interest for the rest of the month.

Close on July 30 and that amount drops to about $71.

Of course, there are tradeoffs, and sometimes the best strategy is giving the seller the closing timeline they want to make your offer more competitive.

Knowledge is power, and understanding the small details helps you make better decisions throughout the home-buying process.

My best advice is to get there early in the morning. The parks often reach capacity, and once they’re full, access is temporarily closed until more visitors leave.

Before heading out, be sure to check each spring’s website or give them a call to confirm they are open and haven’t been affected by recent flooding or heavy rains.

Girl trips are good for the soul! Short and sweet! MSC Seashore cruise experience was a pleasant surprise, good service and food, lots of fun activities to do.

☑️If traveling solo it’s less money to just buy drinks as you go for a moderate drinker.
(Though you have to pay for the bottled water too)
☑️Best Internet was so so (you could watch you tube, but not always get texts, and Instagram would freeze) But unplugging for 3 days is not a bad thing. The world will still be there when you come back.
☑️Getting a thermal spa pass is worth every penny, access is for all the days of travel, some days are recommended to have a reserved time other days free access as long as there is availability. We were able to use it 2 out of 3 days. It really made us feel like we were on vacation, and got us sufficiently relaxed.

We all said we would do it again!
