🎃 Happy Halloween from the Trawick Homes team!

Ghosts, goblins, and things that go bump in the night? Fun for one night a year.

What’s actually scary is building a home with:
👻 A builder who ghosts you after you sign
🧾 Surprise invoices that show up out of nowhere
🕸️ No idea what’s happening on your job site

That’s why we do it differently: weekly updates, transparent budget reviews, and one team from blueprint to move-in. No tricks, just a home built with clarity and care.

What’s the scariest home-building story you’ve heard? Drop it below 👇

Double front doors: yes or no? 🚪🚪

This home is moving along. The covered front porch is framed and wrapped, the double front doors are in, the stairs went in, and rough-in plumbing has started.

Inside, the main living space has a whole wall of windows, and it's already full of light.

Now we want your vote. Double front doors or one statement door? Tell us in the comments 👇

One neighbor swears the market is red hot. Another swears nothing is selling. 🤔

So we pulled the real fall numbers for Cape Girardeau and Jackson — what's actually happening, what it means for your family, and the costs almost nobody budgets for until they're already in it.

No hype. Just straight numbers. 👇

What's under your floor? 🤔

On a home with a basement, the main floor sits on floor trusses. They're built off-site, delivered to the job, and set right on top of the foundation walls.

See all those open spaces in the webbing? They're there on purpose. Plumbing, ductwork and wiring can run straight through them without anyone cutting into the framing.

Then the subfloor goes on top, and that becomes the floor you walk on every day. Once it's done, the framers start on the walls.

You'll never see this part again once the house is finished, which is exactly why it's worth showing.

One custom home. One week of framing. 🏗️

Last Wednesday the second-floor walls were up and sheathed. By Friday the roof trusses were going on. Tuesday the roof is really taking shape, the sheeting is going on, and the crane comes back this week to set the rest of the trusses.

This is the stage where a set of plans starts to feel like a real house. You can finally see the rooflines, the window openings and how big each room is going to be.

The votes are in! 🗳️

Last month we asked which exterior you'd pick for our upcoming build at 212 Summerfield Way in Cape Girardeau, and nearly 700 of you weighed in. Thank you!

🥇 Option B: dark board-and-batten with warm cedar accents (41%)
🥈 Option A: crisp white farmhouse with stone (33%)
🥉 Option C: soft gray with wood columns (26%)

Plenty of you got creative, too, mixing B's wood with C's gray or A's color with B's roofline. That's exactly how custom works: you're never stuck choosing from a catalog. We walk through every exterior selection with you, step by step, until it feels like home.

If you’ve been half-watching home prices around Cape Girardeau and Jackson for the last year, you’ve probably gotten whiplash. One neighbor swears the market is red hot. Another swears nothing is selling. A headline says prices are cooling. Then a house down the road goes under contract in a weekend.

Here’s the honest version: the Southeast Missouri housing market isn’t booming and it isn’t crashing. It’s normalizing — and normalizing is a lot harder to plan around than either extreme, because the rules that worked in 2021 don’t work now.

So let’s just look at the numbers, say what they actually mean for a family trying to buy or build here, and talk about the costs almost nobody budgets for until they’re already in it. ⤵

A straight look at the Southeast Missouri housing market in 2026 - real prices in Cape Girardeau and Jackson, rising insurance, and what buyers forget to budget for.

Doors, trim and floors are in. This one's getting close. 🏡

This week the interior doors and trim went in, the floors are down, and the flooring crew is finishing up the bathroom.

Now we need your vote: would you pick this wall color for your own home? Yes or no 👇

Follow along to see it finished.

Why is this roof blue? 🤔

That blue layer is the underlayment. It's a water-resistant barrier that goes over the roof decking before a single shingle goes on, one more line of defense against water.

Here's how a roof comes together:
1️⃣ Trusses arrive, pre-built and ready to set
2️⃣ Decking goes on, then the blue underlayment
3️⃣ A boom truck lifts the shingle bundles onto the roof
4️⃣ Shingles go on

The last two shots are the same house, four days apart.

Once the shingles are down, you never see that blue layer again. That's exactly why it matters who's building your home.

Values up. Sales slower. Here's the Southeast Missouri housing market this fall in three numbers 📊

🏡 $219,300 — typical Cape Girardeau home value, up 4.4% from a year ago (Zillow)
🏷️ $237,500 — median sale price across Cape Girardeau County in September (Redfin)
📅 35 days — median time on market

Wait — values are up but sale prices are down? Both are true. They measure different things, and we break down why in the full article.
