The safest thing you can do in a high-rate market is not the obvious thing.

The obvious thing is a 30-year fixed. When rates are low, that's exactly right. When
rates are high, it locks the high rate in for thirty years.

The builder-paid rate at Westhaven is a 7/6 ARM at 4.875% — fixed for seven
years, then adjusts within caps. ➡ For 125 Westhaven Place this equates to a monthly payment as low as $2905 (p&i) ✨$700 savings each month.✨

The word "ARM" stops a lot of buyers cold, and I'd rather talk about it than pretend the concern isn't there. Two things worth knowing. The average homeowner moves in about seven years, so for many buyers the adjustment never arrives. And if you're still there, seven years is a long window to refinance.

High rates are exactly when you should get creative with financing. Whether it fits
