It is about knowing your client’s priorities, understanding the other side, recognizing where leverage exists and deciding which issues actually matter.

Winning a $500 point while jeopardizing a transaction that serves your much larger goal is not necessarily a win.

Water is extremely good at showing up somewhere other than where the original problem started. 💧

A new stain, bubbling paint, swollen trim or unexplained flooring change deserves investigation—not simply a coat of paint.

Catching a small problem early can prevent it from becoming a much larger project.

Homeownership rule: when your house suddenly looks different, ask why.

Here is a five-minute household check worth doing before you need it: 🔦

Find your flashlights. Make sure they work. Check the batteries. Charge the power bank. Put the basics somewhere everyone in the house knows to look.

Because discovering that every flashlight has dead batteries AFTER the lights go out is a very specific kind of frustration.

Before making the grocery list this weekend, open the freezer and actually look at what is in there. 🧊

Pick two or three forgotten items and build meals around them FIRST.

It is surprisingly easy to keep buying food while perfectly good meals disappear behind a bag of frozen peas.

Bonus points if you finally use the mystery container you have been moving around for three months.

Great photography helps you decide whether a home deserves a look. 📸

But photographs cannot tell you everything.

They cannot fully communicate how rooms connect, what you hear outside, how the property sits on the lot or what the surrounding area feels like.

Technology makes searching easier.

It still has not replaced physically experiencing a property—and knowing what to pay attention to once you are there.
