Everyone is asking when rates will drop. The more useful question is whether waiting actually makes sense for you.
Fannie Mae forecasts a 7.5% 30-year average for 2027, not a guarantee. U.S. Google Trends interest for “when will mortgage rates go down” peaked in September, above earlier 2026 levels. That tells me a lot of people are watching and waiting, but watching and waiting is not always a strategy.
Options depend on your situation.
If you are buying your first home, waiting for a better rate is not the only move. Get pre-approved before you shop. Compare quotes from more than one lender. Ask for credits toward your rate or costs, not just a lower price. The payment matters more than the rate headline.
If you are ready to move up, the rate on your next home is only part of the picture. Know what you will net from your current sale before you commit to anything. Price your home for today's market. Use your equity to borrow less on the next one.
If you are downsizing, rates may not matter much at all. Pay cash and skip the rate entirely. Borrow less so the rate has less impact. Before you sell, talk to a tax advisor about your gain.
Your situation is not the same as your neighbor's. The answer depends on which of these three you are.
DM me your number, 01 for first home, 02 for moving up, or 03 for downsizing, and I will walk you through your options.
