Real estate depreciation is one of the most powerful tax tools available to property owners, and most investors are only scratching the surface of it.
The IRS allows you to deduct the decline in value of a building as a non-cash expense. No money out of pocket. Just a deduction that offsets your rental income and can eliminate your tax liability on positive cash flow entirely.
Two paths take it further: Real Estate Professional Status (REPS) allows you to apply that depreciation against your W2 income. The Short-Term Rental loophole provides a separate qualification path for investors who don't meet REPS requirements but actively manage their STR properties.
Either path produces the same result. That's not a real estate strategy. That's a tax strategy. Most investors know depreciation exists. Few understand how far it actually reaches.
