I’ve bought homes in two VERY different markets, and I’m about to do it again. Here’s what I’ve learned. 👇🏼
2020: We secured an ungodly low VA interest rate. Sounds like a dream, right? WRONG. 😂
We offered over asking, waived inspections, and had ZERO negotiating power. We weren’t shopping for a home we LOVED. We were fighting to get ANY home we could.
We were RUSHED. And ultimately? We hated the neighborhood.
2024: We kissed our beautiful 2.3% rate goodbye (RIP 🪦) and bought a fixer-upper in a neighborhood we LOVED.
Was it financially comfortable? Nope. Worth it? ABSOLUTELY.
2026: Rates are higher, homes are sitting longer, and buyers are hesitant.
But here’s what people forget…
Those 2–4% rates weren’t normal. THEY were the anomaly.
Does paying more interest suck? YES. Does that automatically make it a bad time to buy? NO.
Because what we didn’t have in 2020 was TIME.
Time to negotiate. Time to inspect. Time to make sure a home was actually RIGHT for us.
And now? Our family has outgrown our home AGAIN. 😂
Between now and spring, I’ll be entering the market as both a buyer AND seller for the third time.
Am I scared? NOPE.
I’m going to use this market to my advantage and find our forever home.
Because in 5–10 years, I want to look back and say, “I’m so glad we bought when we did.”
Not because we perfectly timed the market, but because we bought the RIGHT house for OUR family.
Stop trying to time the perfect market. Learn how to make the market work for YOU.
