September Indiana Real Estate Results by the numbers...
- With rates passing 7%, new pending sales dropped to 7,318 in September, 10% behind 2025.
- Closed sales still reflected some contracts signed with rates in the 6.5% range, so September’s 7,203 closings had a more modest year-over-year decline, 4% below 2025.
-New listings continued to set a more stable pace: 9,831 properties hit the market last month, down 2% from September ’25.
-Monthly inventory hit a seven-year high, at 21,818 average daily listings.
-With more supply and fewer buyers, homes took 25 days to go under contract, two days longer than in 2025.
-The state median sale price was $278,000, 3% ahead of 2025; sellers still received 95.4% of their original list price, consistent with last September.
-Even though rising mortgage rates are driving monthly payments higher, Indiana maintains an affordability advantage over the U.S. market: A recent Hoosier buyer can expect to spend about 35% of their monthly household income on a median-priced home (with 10% down), compared to roughly 45% for homebuyers nationally.
