Congratulations to my clients on officially buying their first home!🤭🍾🥳

I met these clients right here on Instagram, after a very sweet referral from one of their friends who had been following my content for awhile! We connected in August of this year to start prepping them to buy their first home. Their lease wasn’t up until January, but we got started right away to make sure they were in the best possible situation when the time came.

After connecting with their lender and swiftly getting pre-approved, we were ready for some initial showings to get a grasp on their desired area, home style, etc.

In September, we found THE ONE🤩 It was a little sooner than we expected, but they debated timing, the home they loved had a massive price drop!!! Because of all the work we did on the front end, they had confidence that they were ready for the next step, and we were able to quickly jump on the opportunity to get them a great deal on the perfect home for them!

After some negotiation, they were officially under contract, and it was smooth sailing from there🥳

Coffee Shop Saturday✨☕️

I bet you didn’t know you could walk into this coffee shop for a morning latte, and leave with a new furry companion🥰🐱

Nine Lives Cafe & Cat Lounge has helped rehome over 2,000 cats, and is serving delicious drinks and treats while doing it! You can book a reservation for time to meet with adoptable cats, or just get some kitty snuggles in😍 The profit of both businesses goes towards helping run the cat lounge, as well as keeping all the adoptable cats safe and healthy! Plus, the coffee is GOOD!😋

RIP🪦💀 to these homebuying myths that, frankly, I could live without.

Here Lies:
🪦 “ I don’t need to hire an agent until I find the home I want to buy”

Truth: The sooner we connect, the better you’re prepared to start your home buying process, and the more success you will have.

🪦 “I’ll never buy a house in this economy”

Truth: Yes, everything is expensive. But, the market is not what it wants used to be, and we’re seeing homebuyers get into homes with monthly payments lower than their rent. There may be a program or a deal out there for you, but you’ll never know if you don’t start the conversation.

🪦 “I’m required to have 20% saved for a down payment before buying a house”

Truth: There are PLENTY of loan programs, grants, concessions, etc that make buying a home so much more affordable than forking over a 20% down payment.

🪦 “The lender I used to finance my home purchase doesn’t matter”

Truth: A good lender can save the deal, and a bad lender can end it. finding a great lender, who knows their stuff and communicates effectively is a widely overlooked, but invaluable, piece of the puzzle.

“We’re going to wait for interest rates to drop before we buy a home”

Now listen, I understand why. Mortgage rates have buyers SPOOKED👻 right now (and not in the fun, haunted house kind of way).

BUT! Let me just tell you, if you decide to sit on the sidelines until interest rates drop, you are missing out on one of the best buyer’s markets we’ve seen in Indy so far this decade🤯

Buyers getting closing costs completely covered by the seller, full inspection repairs, sometimes pagesss long, concessions towards rate buydowns, and MORE!

Homes are sitting on the market, meaning there’s much more negotiation room for a good deal on a new home, and if you know anything about me, I LOVE a good deal👀

I’m not shy when it comes to doing what’s right for my clients (I have some stories, but that’s for another day😶) so let me show you what a good deal in a buyer’s market can really look like!
