A beautiful home, incredible amenities, and a country club lifestyle that seems like a dream.

But what happens when you realize you don’t actually enjoy living by someone else’s rules?

I’ve seen it happen.

And it doesn’t mean there’s anything wrong with the community. It just means it wasn’t the right fit for that particular buyer.

Some people love the consistency, the beautifully maintained neighborhoods, and the structure that comes with HOA living.

Others want the freedom to make changes to their property without needing approval.

Neither is wrong.

But knowing which type of homeowner you are before you buy can save you a lot of frustration later.

And that’s one of the reasons I believe finding the right home is about so much more than the house itself.

Would you rather have the structure of a country club community or the freedom of a non-HOA neighborhood?

“There’s nothing to do here.”

How much time do you have? Because I’m about to start listing things. 😂

Breakfast at the Ritz with those sweeping valley views. A ride up the Palm Springs Aerial Tramway. A spa day. Floating the lazy river at the Grand Hyatt while someone brings me lunch.

And yes, seeing the flamingos at the JW Marriott. They’re my favorite.

Then there’s the Pink Cabana at the Sands Hotel, where I took this photo. You walk in and feel like you’ve been transported to a private resort in another country. I love places that make an ordinary afternoon feel like you went somewhere.

But honestly, I’m also happy getting coffee, having lunch with a girlfriend, and walking around El Paseo.

Sometimes it’s January (while the rest of the country is dealing with cold, snow, and ice), the sun is shining, the mountains are right there, and even running errands comes with a little “I can’t believe I live here” moment.

That’s something I really value: having a vacation moment in every day, whether it’s five minutes, 55 minutes, or five hours.

I live in paradise. I want to actually enjoy it.

Sometimes your “starter snowbird home” is just the beginning. 🌴

Almost ten years ago, I helped these clients buy a smaller home in this community as their winter retreat.

They ended up loving it so much that they just bought a larger home on the golf course, right in the same community. And now we’re selling the home that started it all.

I see this happen often. People come for the winters, find a community they love, and eventually decide they want a little more room. Some even make the desert their full-time home.

Getting to “hang out” with these clients again was my favorite part. Nearly a decade later, they trusted me with their next move, and that means so much to me.

Congratulations on your new home! That golf course view was worth waiting for. ⛳️

Most buyers who tell me they want to live in Palm Springs aren’t actually talking about one city.

They’re picturing a lifestyle.

Maybe it’s mountain views and midcentury architecture. Maybe it’s golf and a country club. Maybe it’s Old Town La Quinta, a quiet gated community in Indian Wells, or a lock-and-leave place they can escape to for the winter.

And those can lead you to completely different parts of the Coachella Valley.

That’s why “Palm Springs” is just the starting point. The next question is how you want to live.

Once we figure that out, the map gets a whole lot smaller.

Some of the best parts of Greater Palm Springs are beyond the front door. 💕

The hotels. The restaurants. The spaces that make an ordinary afternoon feel like an occasion.

This is The Pink Cabana at the Sands Hotel & Spa in Indian Wells. During a video shoot, they opened the restaurant for us and I got to experience this beautiful space a little differently.

Sitting on the bar was part of the assignment. 😂

Helping people buy and sell homes here means talking about more than bedrooms and square footage. It also means knowing what’s around them: where you’ll celebrate, take visiting friends, or sneak away for a date night.

That’s a part of my work I love getting to share.
