Some people LOVE the cozy feeling of soft carpet under their feet first thing in the morning. ☁️

Others say NO THANK YOU! Give them hardwood or luxury vinyl flooring throughout the entire house! 🙅‍♀️

Monday Market Tip! Did you know the asking price and the market value of a home aren’t always the same thing? 🔑💕 👀

Just because a home is listed at $350,000 doesn’t necessarily mean that’s what it’s worth OR what it’ll sell for!

Here’s why! 👇

🏡 For buyers: A home’s listing price is a starting point. Looking at comparable homes that have recently sold can help you determine whether you’re making a competitive offer.

🔑 For sellers: Pricing your home correctly from the beginning matters! Price it too high, and you could miss out on potential buyers. Price it competitively, and you may attract more interest.

💕 My advice? Don’t get too caught up in the number on the listing. Pay attention to what the market is actually telling us!

That’s where having a knowledgeable real estate agent in your corner makes all the difference!

If someone offered you $300,000 for your house and someone else offered $290,000… you’d take the $300,000, right? 💰

NOT SO FAST! 👀

Here’s something that might surprise you… the highest offer isn’t always the BEST offer!

When selling your home, there’s a lot more to consider than just the number on the check.

Let’s break it down! 👇

💰 Financing: Is the buyer paying cash or getting a mortgage? How strong is their financing?

🏡 Contingencies: Does the buyer need to sell their current home first? Are there other conditions that could affect the sale?

📅 Closing Timeline: Does the buyer’s preferred closing date work with YOUR schedule?

🔑 Earnest Money: How much is the buyer putting down to show they’re serious about purchasing your home?

Sometimes an offer that’s $10,000 lower could actually be the better choice if it comes with fewer uncertainties and terms that work better for you!

And that’s exactly why having the right real estate agent in your corner matters. ❤️
