You’re under contract! 🎉 Now, until closing day, DON’T do these 5 things…
1. Don’t open new credit or take on new debt.
🏦 No new car loan, furniture financing, credit card, HELOC, “buy now, pay later,” etc. New debt can change the buyer’s debt-to-income ratio and loan approval.
2. Don’t make big purchases—even with cash—without talking to the lender.
💳 That new couch, appliances, $8,000 mower, or big vacation can wait. Buyers may need specific cash reserves or funds available for closing.
3. Don’t change jobs, quit, reduce hours, or change how you’re paid.
👮Lenders may verify employment again right before closing. A change in income or employment can create a serious problem.
4. Don’t move large amounts of money around or make unusual deposits without checking first.
💸 Large transfers, cash deposits, gifts, or moving money between accounts can create additional documentation requirements. Keep finances boring and traceable until closing.
5. Don’t miss a payment—or do anything that could affect your credit.
⏰ Keep paying credit cards, car loans, student loans, etc. on time. Lenders can re-check credit and finances before funding the loan.
Make sure you’re working closely with your lender. Being under contract is an exciting time! Make sure you don’t make a financial mistake that could cost you your home.
