More homes to choose from, but prices aren’t falling across the board. That’s the picture from Houston’s September market update.

Buyers had more options than this time last year, while the median sale price stayed close to $325,000. Homes also took a little longer to sell, averaging 58 days.

If you’re selling, buyers have other homes to compare yours with. Your price, condition and presentation need to give them a reason to choose it.

If you’re buying, more choices can give you room to compare homes and negotiate, depending on the property.

🏡 October’s market update is in, and buyers are gaining a little more ground in this part of NE Houston.

We’re seeing more homes available, and sellers are having to be a little more patient. About 1 in 3 homes on the market have had a price reduction, which tells us buyers are paying attention to what homes are priced at.

For buyers, this could mean more options and a little extra room to negotiate.

For sellers, it doesn’t mean you can’t get a good offer. It just means pricing your home appropriately from the beginning is becoming even more important.

The biggest takeaway? The market is still moving, but buyers are being more selective. Whether you’re buying or selling, understanding what’s happening in your specific neighborhood can make a real difference.

Fewer homes sold this September than last September around the Lake Houston area. But median sale prices still went up in some parts of the area.

That might sound strange at first. We tend to think that when fewer people are buying, prices should come down.

But it also matters which homes are selling. If more expensive homes make up a bigger share of the sales, the median price can rise, even when fewer homes sell overall. That doesn’t mean every house in the area is worth more.

For homeowners, hearing that sales slowed down isn’t a reason on its own to assume you’ll have to sell for less. The recent sales in your neighborhood, your home’s condition and the other homes buyers are considering will give you a clearer picture of what to expect.
