U.S. Office Space Faces Premium Shortage
Across the U.S., office space is entering an era of premium scarcity. In Q3, we saw the fifth consecutive quarter of positive net absorption, with occupiers taking on an additional 6 million square feet and average lease sizes up by about 13%. At the same time, only 3.5 million square feet of new office space came to market—while 9.6 million square feet were removed via conversions or redevelopment. With just 23 million square feet currently under construction nationwide, it's no surprise that premium office availability is tightening. This growing scarcity is fueling a noticeable uptick in effective rents, as businesses compete for top-tier space.

As someone who’s spent two decades immersed in real estate markets and economics, I’m always watching the financial shifts that shape our investment landscape—especially in commercial and multifamily sectors. In Q2 2026, we saw commercial and multifamily mortgage originations rise 16% year-over-year and 12% over the previous quarter, signaling continued energy in financing. This growth is being fueled by stronger capital markets and a noticeable uptick in transactions. What stands out is the resilience of office financing, which rebounded on both yearly and quarterly measures despite recent turbulence in the sector. Retail properties led the way with a 61% jump in originations, followed by office at 47%, hotel at 19%, multifamily at 8%, and industrial at 6%. One area to watch: health-care property loans, which declined 19% year-over-year, reminding us that momentum isn’t uniform across all sectors. Securitized and bank lenders were the most active in Q2, while government-sponsored and life-insurance lending tapered off—a sign that, even as capital sources fluctuate, opportunity persists for those who know where to look. As always, I’m focused on identifying the smart moves for investors navigating this evolving environment.
