🏡 Cypress, TX: 77429 vs. 77433 — What's the Difference?

Same Cypress address. Two very different real estate markets!

If you're thinking about moving to Cypress, Texas, you've probably come across these two ZIP codes. But did you know there's a $54,000 difference in median home prices between them?

I analyzed 3,482 home sales over the 12 months ending September 2026, and here's what the numbers tell us. ⬇️

📍 77429 — Established Cypress
🏡 Median home price: $380,000
🌳 Mature trees, established neighborhoods, and a variety of home styles
🏘️ Popular communities include Coles Crossing, Longwood Village, and Lakes of Rosehill
💰 Often lower property tax rates in established neighborhoods

📍 77433 — Newer Cypress
🏡 Median home price: $434,308
🏗️ More new construction and master-planned communities
🌊 Popular neighborhoods include Bridgeland, Towne Lake, Fairfield, and Dunham Pointe
🚴 Extensive amenities, lakes, trails, and a wider selection of luxury homes

Here's where it gets interesting.

A less expensive home doesn't necessarily mean a lower monthly payment. Property taxes, MUD rates, and HOA fees can make a significant difference in your actual cost of ownership.

And if you're selling? The competition in Coles Crossing looks very different from the competition in Bridgeland, where resale homes may be competing directly with builders offering attractive incentives.

That's why I always tell my clients: Don't make real estate decisions based on ZIP code averages. Understand your specific neighborhood.

Neither ZIP code is necessarily better. It comes down to your budget, commute, lifestyle, and what matters most to you.

I've lived and worked in Cypress for years, and after more than 240 home sales throughout Greater Houston, I can tell you that the details make all the difference.

Thinking about moving to Cypress, TX? Here's what you can actually DO here! 🌳🍷🚣‍♀️

When people are considering a move to Cypress, they usually start with home prices, schools, property taxes, and commute times.

But eventually, someone asks me, "What's there to actually DO in Cypress?"

And that's one of my favorite questions!

I've lived in Cypress for years, and one of the things I love most is that we have so much more than subdivisions and shopping centers. There's a great mix of outdoor recreation, restaurants, entertainment, and community activities.

A few local highlights:

🚣‍♀️ Towne Lake: A 300-acre recreational lake with boating, kayaking, and waterfront dining at the Boardwalk.

🌳 Bridgeland: Beautiful lakes, parks, miles of walking and biking trails, and a growing restaurant scene at Bridgeland Central.

🍷 Restaurants & Entertainment: From casual neighborhood favorites to date nights overlooking the water, Cypress has plenty of options. And we're getting more!

🛍️ Shopping: Houston Premium Outlets, local boutiques, and plenty of places to spend money you probably weren't planning to spend. 😂

⛳ Golf & Outdoor Living: Black Horse Golf Club, Longwood Golf Club, nature preserves, pickleball, and neighborhood amenities.

And with exciting developments like the planned Houston Texans' Toro District in Bridgeland, there's even more on the horizon.

Here's something I always tell my relocation clients: You're not just buying a house. You're choosing how you want to live.

If your ideal Saturday involves kayaking, golfing, exploring trails, or sitting on a patio with a margarita, where you live in Cypress makes a difference.

I put together a comprehensive local guide to restaurants, shopping, parks, entertainment, and things to do in Cypress, TX.

A $2.8M home near River Oaks AND a flying car? Apparently, we’re living in the future. 😂🚀

Just half a block from River Oaks, this stunning new construction home offers over 6,000 square feet of luxury living without the River Oaks address (or price tag).

The house is real. The flying car? We’re still working on that. ✈️

📍 Houston, TX
🏡 6,000+ SF | New Construction
💰 $2.8M

Would you rather have the house or the flying car? Personally, I’d like both. 😂

What separates a great Realtor from an average one? 🏡

Hint: It's not the number of homes they've sold, their social media following, or how fancy their marketing looks.

It's what happens behind the scenes.

In a market like Cypress, TX, where neighborhoods, pricing, property taxes, and buyer competition can vary dramatically, the right Realtor does a lot more than open doors and put signs in yards.

Here's what I believe makes the difference:

📊 They use data to build a strategy. Not just pulling comparable sales, but understanding what buyers are actually willing to pay and how your home stacks up against the competition.

📍 They know the local market. What's happening in Bridgeland may be completely different from Towne Lake or Coles Crossing. One-size-fits-all advice doesn't cut it.

🤝 They negotiate more than price. Contract terms, concessions, timelines, and risk can make a significant difference in your bottom line.

🔍 They anticipate problems. Experience means recognizing potential issues before they turn into expensive surprises.

📱 They communicate proactively. You shouldn't have to chase your Realtor to find out what's happening with one of your largest financial investments.

🎯 They build a strategy around YOUR goals. Whether you're relocating, downsizing, buying your first home, or selling a luxury property, the approach should reflect your priorities.

After 13+ years in real estate, one thing I've learned is that the real value of an experienced Realtor often comes from the decisions clients never realize they could have gotten wrong.

Real estate isn't just about getting to closing. It's about making smart decisions along the way.

If you're buying or selling in Cypress or the greater Houston area, I'd love to show you what a strategy-first approach looks like.

I'm going to say something that might make a few sellers uncomfortable. 👀

Pricing your home high to "leave room for negotiations" isn't always the clever strategy you think it is.

Today's buyers have options. And if your home is priced well above the competition, they may not even bother scheduling a showing.

I've seen what happens when a home is positioned correctly from day one. And I've seen what happens when sellers spend weeks chasing the market with price reductions.

The difference? Strategy.

Selling a home in Houston isn't about picking the highest number you can justify. It's about understanding what buyers are willing to pay and positioning your home to get their attention.

The best price isn't always the highest list price. It's the one that produces the strongest result.

Curious about your home value? Reach out and let's discuss.

Over 13 years in real estate and I wouldn’t change a thing!

When I started in this business, I fell in love with helping people relocate to Houston and giving them a fast track in learning the areas.

I relocated here myself with work and understand how stressful a move to a new place can be.

if you’re looking for someone who can make your move easier for you, reach out and let’s get started.

Cypress, Katy, or The Woodlands? 🏡🌳

If you're relocating to Houston, chances are these three areas are on your radar.

And I get it! All three have beautiful homes, master-planned communities, great amenities, and plenty of options for buyers.

But here's something I always tell my relocation clients:

Just because three suburbs look similar on Zillow doesn't mean they'll feel the same once you live there!

Let's break it down.

🌳 CYPRESS
Think variety! You've got newer master-planned communities like Bridgeland and Towne Lake, plus established neighborhoods like Fairfield and Coles Crossing with mature trees and larger lots in some sections.

🏘️ KATY
Known for communities like Cinco Ranch, Cross Creek Ranch, and Cane Island, along with extensive shopping and dining. Depending on where you work, Katy's access to I-10 and west Houston can be a major advantage.

🌲 THE WOODLANDS
If you love trees, trails, and outdoor recreation, this area deserves a look. With more than 220 miles of pathways, established village centers, and plenty of shopping and entertainment, it offers a distinctive lifestyle.

So which is better?

That's the wrong question. 😉

Here's what I'd actually compare before choosing:

💰 PROPERTY TAXES: Two similarly priced homes can have very different monthly payments. MUD taxes, insurance, and HOA fees matter!

🚗 COMMUTES: Working in the Energy Corridor? Downtown? North Houston? Your commute could make or break your experience.

🏡 NEW VS. ESTABLISHED: Do you want a brand-new home with modern finishes or an established neighborhood with mature landscaping?

🌳 LIFESTYLE: Are you going to use those community amenities? How close are your favorite restaurants, gym, and everyday conveniences?

📍 LOCATION: Even within the same suburb, neighborhoods can offer completely different experiences.

After 13+ years helping buyers and sellers throughout Greater Houston, I've learned that the best real estate decisions aren't always about getting the biggest house for your money.

They're about finding the right combination of home, location, lifestyle, and monthly cost.

And sometimes that means eliminating a few neighborhoods BEFORE you fall in love with a house.

I've just published a detailed comparison:

📖 Cypress vs. Katy vs. The Woodlands: Where Should You Live?

We cover housing options, property taxes, commutes, amenities, schools, and what makes each area different.

If you're planning a move to Houston, I'd love to help you compare the neighborhoods that make sense for your budget and lifestyle.

Because the right house in the wrong location is rarely the right decision.

Three showings. One closing. Patience wins in this market. 🍷

This market isn’t rewarding the most foot traffic, it’s rewarding the sellers who don’t panic. Mine didn’t. It paid off.

Wondering why your listing’s quiet? You might just be waiting on the right buyer, not the most buyers.
