Harris County says its flood projects are on track

The state extended the deadlines on September 28.
Disaster recovery projects are now due February 2028. Flood mitigation projects are due March 2029.

The county flood control district says it expects to meet both.
It still has $113 million in unallocated disaster recovery funds. If a deadline is missed, the state says it can reallocate the unused money to shovel-ready projects.

The director's update to Commissioners Court moved to November 12.

This is a Harris County story. Nearly all of League City sits in Galveston County.

Coastal Point is a smaller new community in League City

It sits just south of Mar Bella, a short drive from the coast and Kemah.
It is more intimate than the big master planned neighborhoods around it.
Coventry and Lennar have both built there.

If you love it, know what you are buying into.
This is a proven neighborhood, not the start of a new one.
Ask what is left, and ask about the exact section before you fall for a floor plan.

Thinking about Coastal Point? Send me a message and I will help you sort out what is left.

Midline: three things to check before you buy

First, know what is built today and what is only talked about. Ask for what is in the ground, not what is on a map.
Second, ask for the full tax rate in writing, and ask what MUD debt sits on the lot.
Third, confirm the city, county and school campus for the exact section you are looking at. Marketing names and boundaries do not always match.

Midline is a Brookfield Residential community in Webster, with Clear Creek ISD schools.

Thinking about Midline? Send me a message and we can walk the sections together.

League City approved a nearly $50 million park contract

Pat Hallisey Park is a 106-acre sportsplex on the city's west side, near Calder Drive and Ervin Street.

Council approved the $49.76 million construction contract on October 13.

The plan includes 12 pickleball courts, two tennis courts, five softball fields, four baseball fields and two soccer fields.
It also has batting practice cages, two playgrounds, a picnic shelter, a memorial garden and a 10-foot-wide trail.

Funding comes from park dedication fees and sales tax revenue from the city's 4B Industrial Development Corp.

Construction is expected to take 570 days.

Midline is close to everything in Webster. Drive it at rush hour first.

Midline is a new master-planned community from Brookfield Residential, planned for about 2,800 homes.
It sits off Interstate 45 near Baybrook Mall, with a Webster address and Clear Creek ISD schools.

That location is the draw.
It also puts Baybrook, the new Flyway district and a planned amphitheater in the same pocket.

Before you fall for a floor plan, drive the roads at rush hour on a weekday.

Thinking about Midline? Send me a message and we can compare builders and sections.

Manvel was shown a 760-acre plan

The site is along Masters Road and Oilfield Road.
About 1,200 lots are proposed, each under half an acre.
The site is zoned for one home per acre.

The plan includes 15 acres for an elementary school, 30 acres of commercial space and 30 acres of parks.

Council raised density and traffic concerns on October 5. The developer said its traffic study was not finished.

The mayor says the plan has to meet current zoning before it comes back. No vote and no return date have been reported.

Webster sits in the middle of the Bay Area

NASA's Johnson Space Center, Baybrook Mall and Kemah are all close.
Hobby Airport is a straight shot up 45.

A new entertainment district called Flyway is planned too.
It is anchored by Great Wolf Lodge and a planned 12,500-seat amphitheater.
Community Impact put the venue at $150 million.

A construction timeline was not part of the announcement, so this one is planned, not open.

A new community's name does not tell you the school district

In League City, two neighborhoods with almost the same name can be zoned to different districts.
Westland Ranch is zoned to Clear Creek ISD.
The Lakes at Westland Ranch is zoned to Santa Fe ISD.

Check the exact section before you fall for a floor plan.
Then ask two things: the district, and the current tax rate.

Not sure which district a section is zoned to? Send me the address and I will check it.
