I've seen it time and time again. People don't find out what their insurance does or doesn't cover until they're trying to file a claim! So here are a few things worth knowing before it gets cold 👇

🧊 Frozen pipes: a burst pipe is usually covered. But if the house was sitting empty, a lot of policies only pay if you kept the heat on or shut off and drained the water. If you’re going out of town for the holidays, leave the thermostat around 55° and figure out where your main water shutoff is now, not when water is coming through the ceiling.

🍂 Gutters: insurance covers sudden damage, not damage from stuff that didn't get taken care of. Snap a quick photo after you clean them. If you ever have to file a water claim, it shows you kept up with the house.

🌳 Trees: this one surprises people. If your neighbor's tree falls on your house, it's usually YOUR insurance that pays, not theirs. And if a tree was clearly dead before it came down, expect some questions. Have the sketchy ones looked at now.

Do yourself a favor this week: pull up your policy and read the exclusions part. It's usually short, and it's where most of the surprises are hiding. Your best bet is to think about what's most likely to happen to your house and make sure those things are covered!

Which Houston homes are actually selling right now? Here's the breakdown by price range.

Homes between $500K and $1M were the only range to hold steady, with 1,189 sold, up slightly from last year. Every other price range saw fewer sales: homes from $250K to $500K were down 5.7%, $150K to $250K down 8.4%, and $1M and up down 8.2%.

What that means: demand is holding strongest in the mid-to-upper range, while buyers in other price ranges have more room to negotiate. Knowing where your home fits is the first step to pricing it right.

Hi friends! Now that it's finally cooling off, I wanted to share a few local spots I love for hanging out on a patio with friends and family. Great food, nice weather, and a good excuse to get outside. If you check any of these out, let me know what you think!

Getting pre-approved feels like a big win, but it's not the same as being approved.

Your lender looks at your finances again before closing, so anything that changes between now and then can change your loan. I've seen deals get delayed because someone switched jobs, financed a new car, or opened a store credit card to save 20% on furniture for the new place. If you're in the middle of buying, hold off on any big financial changes until you've closed. And if you're not sure whether something will affect your loan, just ask your lender or me first.

Okay, so something I see a lot that costs buyers money is little details that are easy to spot if you know what you're looking for.

Here's what I'm watching for at every showing:

Gutters emptying right against the foundation. All that rainwater dumps where you least want it, and over time it can lead to foundation or water problems.

A yard that slopes toward the house. Water should run away from the home, not toward it.

Interior doors trimmed at the bottom. Usually someone shaved them because they stopped closing right, which can mean the floor or foundation has shifted.

Gaps where the baseboard meets the floor. Another sign the floor may have settled.

None of these automatically mean walk away. They just mean ask more questions and have your inspector take a closer look.

The house is talking. Most buyers just aren't listening 😉

There's always so much going on around here once fall hits, so I made a list of the spots I hear about the most this time of year!

Some are great for the little ones and some are a whole day out. Have you been to any of these yet? I'd love to know which one's your favorite 🎃

Fall has a reputation for being a "bad time" to buy or sell a home. But if you know where to look, it can actually work in your favor! 🍂

A few things fall offers that spring and summer don't:

🏡 Sellers face less competition, so your home doesn't get buried in a crowded market
📅 Fall buyers usually have a real deadline, which means fewer tire-kickers and more serious offers
🤝 Buyers often have more room to negotiate and fewer bidding wars to fight through
🍁 Homes look their best with fall color, and you get to see a house in real weather before you commit

If you're thinking about making a move this fall, I'd love to help you use the season to your advantage!

If you’re selling your house and buying another, talk through the timing before you start booking movers. Especially if you need the money from your sale to buy the next place, there are a few things you’ll want lined up early.

When will that money be available? When do you have to be out, and when can you get the new keys? And if a closing gets pushed back, where will you stay?

You don’t need every detail figured out today, but working through these questions with your agent and lender now can save you a lot of scrambling later. Swipe through for what to sort out first!
