A note for my realtor partners, especially if you're working with an investor client right now.

Please don't wait until they've found "the one" to bring me into the conversation. Investor financing does not behave like a regular homebuyer's financing, and the earlier I'm looped in, the smoother this goes for everyone, including your client.

You do not need to become a DSCR expert. That's what I'm here for. I just need the introduction before the scramble starts, not during it.

When a Realtor and I are already talking before the offer goes in, the client sees us working as a team instead of discovering problems after they're under contract. That's a better experience for them, and it's how referrals happen.

Realtor partners, if you have an investor client, please don't wait until they've found the property to bring me in.

Send them before you write the offer. Investor deals don't finance like a regular home purchase. What they're buying and holding, whether they're using an LLC, how much liquidity they have, all of it changes the path.

You don't need to know every DSCR guideline. That's my job. You just need to make the introduction early.

I bought my first house young. I wasn't making a big salary, I wasn't a real estate expert, I was a middle school math teacher. I just kept buying property when it made sense, one decision at a time, for years.
