Texas New Homes Are Selling Faster
Mid-Q3 brought some notable shifts for Texas new homes. Sales dipped to 5,700—about 7% lower month-over-month, and down 3% compared to last year—but homes are moving more quickly for the fourth month in a row. The average Days on Market dropped to 109 from 112 in Early-Q3, a welcome trend, even though it’s still a touch longer than last year.
Prices are holding steady, with the average new home price near $424,000 and the sales-to-list price ratio ticking up to around 98%. This signals solid pricing discipline, even as we see the usual seasonal dip in demand. Lower sales and pending contracts make smart inventory and pricing strategies more crucial than ever across Texas.
Active listings reached 37,000 in Mid-Q3—up slightly both from earlier in the quarter and from last year—which means buyers have more options statewide. In my own work specializing in Houston’s premier neighborhoods inside and around Loop 610, I’m seeing how these broader market dynamics shape our local opportunities, whether you’re considering a new build, relocation, or investment purchase. Experience and careful market reading remain key to navigating changing conditions.
