Want to buy an RV park? Start by understanding how the deal gets fundedâand what makes the property perform. đď¸
Creative finance uses alternatives to conventional bank financing. Here are four concepts worth learning:
đ¤ SELLER FINANCING
The seller accepts payments over time for some or all of the purchase price. Negotiate the down payment, interest rate, payment schedule, and any balloon payment. A smaller monthly payment can still leave a large balance due later.
đĽ EXPERIENCED PARTNERS
You may contribute research, deal analysis, or operational skills while others bring experience or capital. Agree on responsibilities, compensation, ownership, and decision-making before working together.
đ° PRIVATE CAPITAL
A private lender generally expects repayment under agreed loan terms. An equity partner holds an ownership interest and shares risks and potential profits according to the agreement. Understand which arrangement youâre entering.
đ§ IMPROVING OPERATIONS
This is a separate piece of the puzzle: how the park performs after purchase. Better collections, sensible expense control, and stronger management can improve net operating incomeârevenue minus operating expenses.
Higher NOI can support higher value, but market conditions, property condition, and capitalization rates also matter. More revenue alone doesnât guarantee more profit.
Creative finance doesnât automatically mean no credit checks, no down payment, or no risk. The property still needs to support its expenses, financing obligations, and future capital work.
Before committing, verify the numbers and have qualified professionals review the documents.
