If you’re waiting for a real estate crash, it already slowly and quietly happened over the last few years. Our population has increased dramatically over the last 50 years and when you adjust for the increase, the number of sales has actually crashed off a cliff.
So if you are hoping prices will drop substantially to drop substantially, that is unlikely to happen.

Prices in most markets actually rose over the last year. While the number of listings is still far too low for our population increase.

The wealthy and investors are already buying. Investors made up more than 30% of all Home purchases this year.

Smart money is already buying because they see the opportunity now

The most interesting change? Only about half of homeowners have an interest rate below 5% now. That means a lot more people are willing to sell and leave their lower rate mortgage.

We ate raw horse. Yes horse sashimi. Actually it tastes a lot like beef and even my wife was not grossed out about it. you have to try crazy new things if you want to grow and change.
When I decided to help Exp expand to Japan and Korea, I had to try some crazy new things and it’s been an amazing first year. We now have 65 agents in each country and they are growing quickly! In the next two years, I think we will see about 500 agents in each country

Hopefully I don’t eat too much more horse.
