A lot of people I work with ended up as landlords in a way they did not plan for. My job is to make sure you never have to think about the day-to-day of this.

At Cedar Ridge Management, we handle a wide range of single-family rental homes, generally categorized into Class A, B, and C properties. Here’s a quick overview:

🏡 Class A Properties: These are typically newer builds in prime neighborhoods, often featuring full amenities like pools, gyms, and community spaces. Think modern and amenity-rich.

🏠 Class B Properties: Built in the 2000s or 2010s, these homes are usually in quiet neighborhoods with an HOA, but without the extensive amenities found in Class A. They are well-maintained and comfortable.

🏘️ Class C Properties: These are older homes, usually without an HOA, and offer basic amenities. We manage both original and updated Class C properties, ensuring they meet our standards.

Regardless of the property type, our priority is always to ensure your home is clean, neat, and safe for residents. We truly want to partner with owners who care about their property and the people living in it. We believe in creating a win-win-win situation for residents, owners, and our team at Cedar Ridge Management.

When you partner with us, we handle everything. You will not have to deal with the day-to-day details. We keep you informed, and you will know if something important happens. Simple. Clear. Fully managed. It's truly off your plate.

A lot of people I work with ended up as property owners in a way they did not plan for. My job is to make this feel like it is completely off your plate.

One of the biggest mistakes I see people make (and I made it myself!) is thinking that a cheaper property manager will save them money. In 2011, I learned this the hard way. I chose a 'cheap' property manager, and it ended up costing me over $3,600 in lost rent from long periods without a tenant, plus another $6,000 in turnover expenses just to get the property ready for someone new. On top of all that, I still paid $720 in management fees that year!

In total, that was over $10,000 lost, all because I focused on the lowest price instead of the true value. You deserve a property manager who handles everything and protects your property, giving you peace of mind.

We keep you informed without bogging you down with daily details. You'll know if something important happens, but otherwise, we take it from here. Don't compare firms on price alone; first, understand the full value and comprehensive service they can provide.

If you want to know how we can offer you that value at Cedar Ridge Management, simply fill out the contact form at cedarridgemgmt.com. Someone on our team will personally reach out to understand your unique situation and explain how we can make managing your property simple and clear. This is about taking the day-to-day off your plate for good.

A lot of people I work with ended up as landlords in a way they did not plan for. My job is to make this feel like it is completely off your plate.

Property management fees can range from fair to flat-out shady. Here's how to tell the difference, so you know exactly what you're getting.

Normal property management compensation should consist of:
1. A monthly management fee, which is typically a percentage of the rent we actually collect. If your property is vacant, you won't pay this fee.
2. A leasing commission when we find you a new, qualified tenant.
3. A fee for lease renewals.
4. Sometimes, a maintenance markup, which will always be clearly expressed in your property manager agreement, so you know about it upfront.

Red flags are when your property manager collects money while your property sits vacant, or if there are vendor kickbacks that you don't know about. We believe in being completely upfront about what we charge and how we handle everything.

My name is Schuyler with Cedar Ridge Management. We're a property management company dedicated to helping owners like you have less stress and more profit from your property.

If you have a property management agreement and you're concerned if the contract is shady or good, fill out our contact form. I'd love to talk to you about your situation and just see if we can help you out. Whether it's working with us or not, I want to empower you to have less stress and more profit. We take it from here, so you don't have to deal with the day-to-day.

Figuring out if a self-employed applicant qualifies for your rental can feel a bit like detective work, especially when a pay stub just won't cut it. Many property owners find themselves in this situation, wondering how to truly verify income for someone who sets their own pay. Here’s a simple, clear approach to make sure you're getting a reliable picture of their financial standing:

1. Always ask for at least two years of tax returns. These provide a comprehensive overview of their declared income.
2. Request bank statements. This allows you to verify consistent deposits into their checking account, confirming they are regularly paying themselves and their business is active.
3. Get a Profit and Loss (P&L) statement for the past two years, ideally signed by their CPA. This verifies the business's financials are legitimate and make sense.

A major red flag? If they can't easily produce tax returns or organized P&L statements. This often signals that they might struggle to pay rent on time. Does all this sound like more than you want to handle? My goal is to make managing your property simple and stress-free. You just need to know the right tenant is in place and the home is taken care of. If you’d like to understand how much your property could rent for, and how we can take the entire process off your plate, click the link below for a free rental analysis. We take it from here.

Many people I work with never planned on becoming a landlord. They find themselves with a rental property and wonder if they should handle it themselves or bring in some help.

If you're asking, "When should I self-manage my rental?" here are three common reasons it might be the right path for you:

1. You genuinely want to learn and develop the skills: If you actually *want* to learn all the ins and outs – like finding and screening residents, collecting rent, and handling repairs – that's a great reason. You care about the property and want to build that expertise.

2. You have the time and desire to build quality systems: Maybe you also have the time and a real desire to create really solid systems for attracting great people, making sure rent gets paid on time, and building good relationships with reliable people for maintenance. That commitment can make self-managing work really well.

3. You have a DIY mindset for property: And if your philosophy is often 'if you want it done right, you do it yourself,' then taking on property management might truly align with your approach and how you like to operate.

Self-managing can be really rewarding, or it can be incredibly frustrating. The same goes for hiring a professional. It really just comes down to what feels right for *you* and your goals for this property.

No matter what you decide, we want to help you understand your property's potential. We can provide a free rental analysis – no strings attached, whether you choose to manage it yourself or explore having us handle everything for you.
