📊 September across the Asheville region — all 13 counties in Canopy MLS, including Henderson and Polk:

• 568 homes closed — down 7.3% from last September
• Median price: $457,145 — up 3.9%
• Average sale price: $611,258 — up 11.7%
• Homes took 64 days to sell — a little faster than last year
• Inventory: 6 months of supply — a balanced market

The story in one line: fewer homes are selling, but prices keep rising because there still aren't enough of them.

For sellers: priced right, homes are moving. For buyers: the bidding wars have cooled, but waiting for prices to fall hasn't paid off either.

September's market numbers are in — here's what actually happened in Henderson & Polk counties (Canopy MLS, single-family homes):

Henderson County
• 133 homes sold
• Average sold price: $554,386
• 6 in 10 sold within 60 days
• About 1 in 4 buyers paid cash

Polk County
• 27 homes sold
• Average sold price: $490,834
• 4 in 10 buyers paid cash

The story in both counties: homes priced for today's market are moving in weeks. The ones that sit? In Polk, 6 of September's closings had been on the market over a year before they finally sold.

Selling soon? Your first price is your best strategy.
Buying? The listings that have been sitting are where the negotiating room is.
