The bears are making their rounds before winter. 🐻

Wildlife officials count more than 140 home break-ins by bears in Buncombe County over the last three years, and they're calling for stricter enforcement of feeding ordinances. Fall is when it peaks, since bears are eating around the clock to pack on winter weight.

A few small moves make your property a lot less interesting:

🖤 Trash cans latched and stored inside a garage or shed until pickup morning
🌸 Feeders down for the season, or brought in nightly
🧹 Grills and fire pits cleaned after every use
🍓 No pet food, bird seed or compost scraps left outside overnight
🏡 Vacation rental owners: add a one-line "secure your trash" note to the guest guide, plus your county's pickup day

It protects the property, and honestly it protects the bears too, since a food-conditioned bear rarely gets a second chance.

Good morning, WNC! 🍂 Here's your Wednesday, Oct. 28 community roundup:

☀️ WEATHER: Bright and cool today, high in the mid 60s with a low near 40 tonight. The warm-up starts tomorrow, with Thursday and Friday reaching the low-to-mid 70s. Halloween Saturday stays dry and in the mid 60s. Rain finally arrives Sunday, so this is the last dry weekend for a stretch.

🍁 FALL COLOR: The show has moved downhill. The high ridges are past peak, and the best color now sits in the 2,000–3,000 foot band, which puts Hendersonville, Flat Rock and the Asheville valleys right in the sweet spot. Weekday mornings are your quietest window. Reminder: the Parkway remains closed between mileposts 344.2 and 355.3 near Mount Mitchell, so check road status before you go.

🏘️ LOCAL NEWS: Asheville City Council narrowly approved a 252-unit housing project in the Biltmore Village floodplain, its first such vote since Helene. Closer to home, the historic Osceola Lake Inn heads to a foreclosure auction at the Henderson County Courthouse tomorrow, Oct. 29.

🐻 BEAR WATCH: Wildlife officials report bears breaking into more than 140 Buncombe County homes over the past three years, and they're pushing for stricter enforcement of feeding rules. With bears packing on winter weight, bring in the trash cans, secure the bird seed and hold off on outdoor food scraps until pickup day.

🗳️ ELECTION: Last days of early voting. Friday, Oct. 30 from 8 a.m. to 7:30 p.m., and the final session Saturday, Oct. 31 from 8 a.m. to 3 p.m. The Nov. 3 ballot carries the Buncombe housing and open-space bonds, Henderson County's $25M farmland bond and the statewide property-tax amendment.

🎃 HALLOWEEN WEEKEND: Treat Street Carnival is Saturday on Main Street, 2–5 p.m., trick-or-treating between Allen Street and Sixth Avenue, costume contest registration at 2 p.m. at Courthouse Square, judging at 3. The Haunted Farm runs Halloween night 7–10 p.m., and the Eliada Corn Maze wraps up Sunday.

Good morning, WNC! 🍂 Here's your Tuesday, Oct. 27 community roundup:

☀️ WEATHER: Sunny and gorgeous today, high near 70 with a crisp overnight low around 43. The dry, mild stretch holds all week, peaking near 75 by Friday before clouds and a chance of showers move in for Halloween Saturday. If outdoor plans are on the list this weekend, aim earlier in the day.

🍁 FALL COLOR: The show is now squarely in our valleys. Hendersonville, Flat Rock and the lower stretches are at or near peak, with mid elevations not far behind and color hanging on at the ridges. Cool nights and sunny days keep the display going into early November, so there's still runway, but this week is the sweet spot. Overlooks and orchards stay busy, so weekday mornings are your easiest window, and check road status before you go: the Parkway stretch between mileposts 344.2 and 355.3 remains closed for Helene repairs.

🗳️ ELECTION WEEK: Early voting runs through Friday, Oct. 30, 8 a.m.–7:30 p.m., with the final session Saturday, Oct. 31, 8 a.m.–3 p.m. On the Nov. 3 ballot: Buncombe's $40M housing bond and $30M open space bond, Henderson County's $25M farmland preservation bond, and the statewide property-tax amendment. If you own property here, these touch your bottom line one way or another.

🎃 HALLOWEEN WEEK: The big one is Treat Street on Main Street this Saturday, Oct. 31, trick-or-treating, a costume contest at Courthouse Square and a Kids Fun Zone. The Haunted Farm runs Oct. 29–31, the Eliada Corn Maze wraps up Nov. 1, and Saturday is also the final regular-season day for the Hendersonville Farmers Market, 8 a.m.–1 p.m. at the Historic Depot. And don't forget to set those clocks back Sunday, daylight saving ends this weekend. 🕰️

Where are you catching the color this week, is the ballot calling, or is Saturday's candy run the main event? 🍬

Two days out: Vrbo's new flat 12% commission takes effect Thursday, Oct. 29 for bookings made on or after that date. 🏡

If you've been meaning to run your numbers, today's the day. Quick final checks:

✅ Confirm your exact rate in the Partner Dashboard, most hosts land in the 12–15% range once payment processing is factored in, and the new rate does NOT automatically flow into your pricing.

📈 Update your rates or markups to offset it. Hosts already using Vrbo's payment processing have typically needed roughly a 4.5% rate bump to hold their margins.

⚖️ Read the new rate-parity terms before you raise rates anywhere, and note that annual-subscription hosts transition on their renewal timeline, with some properties reportedly exempted from losing the subscription plan.

Have you locked in your new rate yet, or are you waiting to see how Thursday plays out? ⏳

Thursday it gets real: Vrbo's new flat 12% commission kicks in for bookings made on or after Oct. 29. 🏡

If you haven't run your numbers yet, here's the quick pre-deadline checklist:

✅ Check your exact rate in the Vrbo Partner Dashboard. Most hosts land at 12%, but it can run 12 to 15% depending on your market, and the change does not automatically flow into your pricing.
✅ Update your rates or channel markups to offset the fee. For hosts already using Vrbo's payment processing, that's typically around a 4.5% bump.
✅ Read the new rate-parity terms before you raise rates, so you don't price yourself out of compliance.
✅ Annual-subscription hosts: your transition date depends on your renewal term. Skift reports some properties were exempted, so verify yours in the dashboard.

One week of runway left before new bookings are affected. A little math today saves a year of margin.

Good morning, WNC! 🍂 Here's your Monday, Oct. 26 community roundup:

🌤️ WEATHER: A frost advisory wrapped up early this morning, but the day turns mild with a high near 71 and a low around 50 tonight. The dry streak holds through Friday with highs in the upper 60s to low 70s. Saturday looks cloudier with a chance of showers around 68, so plan weekend yard work and guest check-ins accordingly.

🍁 FALL COLOR: The show has officially come down the mountain. Valleys around Hendersonville, Flat Rock and the lower Parkway stretches are hitting peak right now, and the extended runway could hold into early November. Crowds are heavy at popular spots and orchards, so check social feeds before you head out, and consider a weekday visit.

🗳️ ELECTION: One week to go. Early voting runs through Saturday, Oct. 31 (Henderson County: 8 a.m. to 7:30 p.m. weekdays, 8 a.m. to 3 p.m. Saturday). On the Nov. 3 ballot: Buncombe's $40M housing bond and $30M open space bond, Henderson County's $25M farmland preservation bond, and the statewide property-tax amendment.

🎃 HALLOWEEN WEEK: Saturday's Treat Street Carnival takes over Main Street from 2 to 5 p.m. with trick-or-treating, a costume contest at Courthouse Square and a Kids Fun Zone. The Hendersonville Farmers Market wraps its season Saturday at the Historic Depot, 8 a.m. to 1 p.m. The Haunted Farm is open Thursday through Saturday, and Eliada's Corn Maze runs through Nov. 1.

Good evening, WNC! 🍂 Here's your Sunday, Oct. 25 community roundup:

☀️ WEATHER: Clear and sunny today with a high around 72, and the warm stretch holds into the week, near 71 Monday, then dry through midweek with crisp nights in the 40s. Our last truly dry weekend of the fall, in the best possible way.

🍁 FALL COLOR: Hendersonville and the surrounding valleys are now peaking. The show has fully descended to our elevation band. It should hold on into early November thanks to September's heat delay, but this week into next weekend is the sweet spot for valley drives. Parkway reminder: the section between mileposts 344 and 355 is still closed for repairs.

🍎 ORCHARD NOTE: Henderson County orchards are seeing record crowds this fall, and some farms have added reservations or capacity limits. If you're heading out, check the farm's social feed before you go, and this is a great week for a midweek visit if you can swing it.

🗳️ ON THE BALLOT: Early voting runs through Saturday, Oct. 31. Weekend hours are 10 a.m. to 3 p.m. On Nov. 3, Buncombe voters decide $40M housing and $30M open space bonds, and Henderson County votes on a $25M farmland preservation bond. For anyone who owns property here, all three touch the ground we build and manage on.

The question this week: did you make it out for the color, or are you saving it for the warmth? 🗺️

Nine days out from Election Day, here's the WNC property-owner scorecard. 🗳️

What's on the ballot Nov. 3, and why it matters for anyone who owns real estate here:

🏡 Buncombe County, $40M housing bond: construction and rehab of low- to moderate-income housing. The county's estimate is roughly $25 a year for the median homeowner. More housing supply is the lever everyone keeps pulling for the region's rental crunch.

🌲 Buncombe County, $30M open space bond: land conservation, farmland preservation, drinking-water protection, and parks, greenways and trails. Estimated at roughly $18 a year for the median homeowner. Trails and parks have a way of showing up in property values.

🌾 Henderson County, $25M farmland preservation bond: keeping working farms working. In a county where agriculture is an identity and development pressure is real, this one shapes what Hendersonville looks like in 20 years.

Also on the ballot statewide: the property-tax amendment, which BPR notes leaves some key questions unanswered. Worth reading before you vote, not after.

Early voting runs through Saturday, Oct. 31, including this weekend from 10 a.m. to 3 p.m.

Bonds, tax rates, zoning, growth: these are the everyday mechanics of your investment. Which of these is getting the most conversation in your circle? 💬
