Helping buyers find homes in Las Vegas. I can't really affect what's on the national news, politics, or anything overseas, but I can affect everyone I come in contact with. That's why I became a Realtor, I can elevate anyone I work with with proper information and guidance to not only help them make better decisions about their future, but to put them in the position where they can decide to create a generational change for their family as well. My whole goal in this business is helping, educating, and guiding people in one of their largest transactions. Integrity is a huge part of my life and my business. People need to be able to trust who they are working with, and building that trust is my top priority. When you work with me, you'll be working with an Agent that will be with you step by step the entire way. Let's begin building your future today!

Las Vegas home prices, September: the median resale single-family home in Southern Nevada sold for $470,000.

That's the same as September 2025, and down a little from $475,000 in August.

If you're thinking about selling and want to know what this means for your home, I can pull the recent sales of homes like yours.

Got an offer below asking? Countering is normal.

A counteroffer says yes to most of the buyer's offer and changes a few things. Price changes most, but due diligence time, earnest money and the closing date come up too. I've seen deals go five rounds before both sides met. How much you give depends on how soon you need to sell.

Your offer got accepted. Now what? In Nevada, that's when due diligence starts: a set number of days, written into your contract, to get inspections, read the HOA documents and title report, and decide whether to keep going. Book inspections early so you have time to read the results.

Thinking about selling a rental with the tenant still in it? In Nevada the lease stays in place after the sale, and the tenant gets 24 hours' notice before a showing. From the buyer's side, I've seen how hard these homes can be to get into. If the lease ends soon, selling it vacant is usually easier.

Sellers ask me this a lot: once we close, when does the money show up? Most of the time it's a wire to your bank, roughly the next business day. Escrow first settles the stuff that adds up by the day, like loan interest, property taxes and HOA dues, so a late Friday closing can push it to Monday.

Mortgage rates dipped this week. Freddie Mac's 30-year fixed average was 7.32% on October 22, down from 7.40% the two weeks before. It's the first weekly drop since August, and rates are still well above the 6.58% average from late July.

If you're shopping, a lender can tell you what your own rate looks like today.

Got a cash offer and a financed one on the table? Cash takes away the loan risk and usually the lender appraisal. It doesn't take away the buyer's inspection period, and it only counts if the proof of funds checks out. If the financed offer is higher and that buyer is strong, it can still be the better pick. Compare what you'd net on each.

Mortgage rates held steady this week.

Freddie Mac's 30-year fixed average is 7.40% as of October 15, the same as last week. That ends a run of seven straight weekly increases. A year ago it was 6.27%. The 15-year ticked down to 6.71%.

These are national averages. Your actual rate depends on your credit, down payment and loan type, so a lender is the one to ask for your real number. If you're shopping, get a fresh quote rather than going off what you saw a month ago.

Got more than one offer on your home? Before you take the highest price, look at the terms.

How is the buyer paying? Do they have to sell their own place first? What do they want you to pay for?

Once you subtract their requests, a lower offer can leave you with more money. And some buyers are a lot more likely to actually close.

Your final walkthrough is not a second inspection.

It's your last look before closing, to make sure the house is the way you agreed to buy it. Check the repairs the seller promised, that the appliances are still there, and that the move didn't leave damage behind.

Find something? Tell your agent before you close, not after.
