But there's another factor I pay attention to:

Here's something worth considering.

According to a U.S. Government Accountability Office (GAO) report, approximately 𝐭𝐰𝐨-𝐭𝐡𝐢𝐫𝐝𝐬 𝐨𝐟 𝐬𝐞𝐫𝐯𝐢𝐜𝐞 𝐦𝐞𝐦𝐛𝐞𝐫𝐬 𝐬𝐭𝐚𝐭𝐢𝐨𝐧𝐞𝐝 𝐢𝐧 𝐭𝐡𝐞 𝐔𝐧𝐢𝐭𝐞𝐝 𝐒𝐭𝐚𝐭𝐞𝐬 𝐥𝐢𝐯𝐞 𝐨𝐟𝐟 𝐛𝐚𝐬𝐞, relying on surrounding communities for housing.

And the impact goes beyond military personnel.

Military spouses, children, civilian employees, and local businesses are all part of these communities.

In fact, GAO research found that counties with larger military populations were associated with higher median rents.

But here's where investors need to be careful.

𝐌𝐢𝐥𝐢𝐭𝐚𝐫𝐲 𝐩𝐫𝐞𝐬𝐞𝐧𝐜𝐞 𝐝𝐨𝐞𝐬 𝐧𝐨𝐭 𝐚𝐮𝐭𝐨𝐦𝐚𝐭𝐢𝐜𝐚𝐥𝐥𝐲 𝐠𝐮𝐚𝐫𝐚𝐧𝐭𝐞𝐞 𝐚 𝐩𝐫𝐨𝐟𝐢𝐭𝐚𝐛𝐥𝐞 𝐫𝐞𝐚𝐥 𝐞𝐬𝐭𝐚𝐭𝐞 𝐢𝐧𝐯𝐞𝐬𝐭𝐦𝐞𝐧𝐭.

Before I consider a property, I want to understand:
→ Is the military installation expanding or reducing personnel?
→ What does the local housing supply look like?
→ Are rents affordable relative to military housing allowances?
→ Can the property generate sustainable cash flow?
→ What happens if market conditions change?

As a 26-year military veteran, I've seen firsthand how important these communities are to service members and their families.

As a real estate investor, I also understand that 𝐬𝐭𝐫𝐨𝐧𝐠 𝐢𝐧𝐯𝐞𝐬𝐭𝐦𝐞𝐧𝐭𝐬 𝐫𝐞𝐪𝐮𝐢𝐫𝐞 𝐦𝐨𝐫𝐞 𝐭𝐡𝐚𝐧 𝐚 𝐜𝐨𝐦𝐩𝐞𝐥𝐥𝐢𝐧𝐠 𝐬𝐭𝐨𝐫𝐲. 𝐓𝐡𝐞𝐲 𝐫𝐞𝐪𝐮𝐢𝐫𝐞 𝐬𝐨𝐥𝐢𝐝 𝐟𝐮𝐧𝐝𝐚𝐦𝐞𝐧𝐭𝐚𝐥𝐬.

For me, investing near military communities brings together two things I value:

Because the goal isn't simply to own more properties.

It's to create lasting value while making informed investment decisions.

That's a question every real estate investor should be asking.

According to RealPages Q3 2026 report, national apartment rents increased 0.9% 𝐲𝐞𝐚𝐫 𝐨𝐯𝐞𝐫 𝐲𝐞𝐚𝐫, 𝐰𝐢𝐭𝐡 𝐨𝐜𝐜𝐮𝐩𝐚𝐧𝐜𝐲 𝐡𝐨𝐥𝐝𝐢𝐧𝐠 𝐚𝐭 95.4%.

Sounds encouraging, right?

But look closer at the numbers.

Some markets are telling a different story:

→ 𝐒𝐚𝐧 𝐀𝐧𝐭𝐨𝐧𝐢𝐨: Rents declined 3.7% year over year.
→ 𝐂𝐡𝐚𝐫𝐥𝐨𝐭𝐭𝐞, 𝐓𝐚𝐦𝐩𝐚, 𝐚𝐧𝐝 𝐇𝐨𝐮𝐬𝐭𝐨𝐧: Rent declines remained significant, generally around 2%–3%.
→ 𝐀𝐮𝐬𝐭𝐢𝐧 𝐚𝐧𝐝 𝐏𝐡𝐨𝐞𝐧𝐢𝐱: Annual rent declines narrowed to less than 2%, suggesting conditions may be stabilizing.

So what's happening?

𝐒𝐮𝐩𝐩𝐥𝐲 𝐦𝐚𝐭𝐭𝐞𝐫𝐬.

Many Sun Belt markets experienced substantial apartment construction in recent years.

More apartments mean more competition for tenants, which can pressure rents and force property owners to offer concessions.

As a commercial real estate investor, I've learned that 𝐚 𝐠𝐫𝐨𝐰𝐢𝐧𝐠 𝐜𝐢𝐭𝐲 𝐝𝐨𝐞𝐬𝐧𝐭 𝐚𝐮𝐭𝐨𝐦𝐚𝐭𝐢𝐜𝐚𝐥𝐥𝐲 𝐦𝐞𝐚𝐧 𝐚 𝐩𝐫𝐨𝐟𝐢𝐭𝐚𝐛𝐥𝐞 𝐢𝐧𝐯𝐞𝐬𝐭𝐦𝐞𝐧𝐭.

Before considering a multifamily opportunity, I want to understand:

▸How many new apartments are entering the market?
▸Are occupancy rates improving?
▸Can the property maintain positive cash flow if rents decline?
▸Does the deal still work under conservative assumptions?

My military experience taught me to prepare for changing conditions, not just the best-case scenario.

I apply that same discipline to real estate.

The Sun Belt still offers opportunities, but investors need to distinguish between markets that are recovering and those still working through excess supply.

Looking at it today, I can't help but smile.

The 2026 U.S. Army Best Squad Competition at Fort Benning, Georgia, was a powerful reminder of what our soldiers are capable of.

Eleven elite squads faced grueling physical and mental challenges, testing their endurance, leadership, and ability to perform under pressure.

A special congratulations to 𝐂𝐩𝐥. 𝐌𝐢𝐜𝐡𝐚𝐞𝐥 𝐒𝐡𝐢𝐞𝐥𝐝 𝐨𝐟 𝐭𝐡𝐞 75𝐭𝐡 𝐑𝐚𝐧𝐠𝐞𝐫 𝐑𝐞𝐠𝐢𝐦𝐞𝐧𝐭, 𝐰𝐡𝐨 𝐞𝐚𝐫𝐧𝐞𝐝 𝐭𝐡𝐞 2026 𝐔.𝐒. 𝐀𝐫𝐦𝐲 𝐒𝐨𝐥𝐝𝐢𝐞𝐫 𝐨𝐟 𝐭𝐡𝐞 𝐘𝐞𝐚𝐫 𝐚𝐰𝐚𝐫𝐝! 🏆💪

His team also earned the Best Squad title.

As a 26-year military veteran, seeing achievements like these reminds me of the values that shaped my own journey.

𝐃𝐢𝐬𝐜𝐢𝐩𝐥𝐢𝐧𝐞. 𝐋𝐞𝐚𝐝𝐞𝐫𝐬𝐡𝐢𝐩. 𝐓𝐞𝐚𝐦𝐰𝐨𝐫𝐤. 𝐏𝐞𝐫𝐬𝐞𝐯𝐞𝐫𝐚𝐧𝐜𝐞.

These are the same principles I carried from military service into real estate, investing, and entrepreneurship.

And they're the values I hope to pass on to fellow veterans as they discover new opportunities beyond military service.

Imagine spending years serving your country.

𝐘𝐨𝐮 𝐥𝐞𝐚𝐫𝐧 𝐝𝐢𝐬𝐜𝐢𝐩𝐥𝐢𝐧𝐞.

𝐘𝐨𝐮 𝐚𝐜𝐜𝐨𝐦𝐩𝐥𝐢𝐬𝐡 𝐭𝐡𝐞 𝐦𝐢𝐬𝐬𝐢𝐨𝐧, 𝐞𝐯𝐞𝐧 𝐰𝐡𝐞𝐧 𝐭𝐡𝐢𝐧𝐠𝐬 𝐝𝐨𝐧'𝐭 𝐠𝐨 𝐚𝐬 𝐩𝐥𝐚𝐧𝐧𝐞𝐝.

Then one day, you leave the military and ask yourself:

I've been there.

When I transitioned into real estate, I didn't have a fortune waiting for me.

I had a wife, three young sons, responsibilities, and a future I needed to figure out.

Starting over wasn't easy.

But I realized something important:

𝐓𝐡𝐞 𝐦𝐢𝐥𝐢𝐭𝐚𝐫𝐲 𝐡𝐚𝐝 𝐚𝐥𝐫𝐞𝐚𝐝𝐲 𝐞𝐪𝐮𝐢𝐩𝐩𝐞𝐝 𝐦𝐞 𝐰𝐢𝐭𝐡 𝐬𝐨𝐦𝐞 𝐨𝐟 𝐭𝐡𝐞 𝐦𝐨𝐬𝐭 𝐯𝐚𝐥𝐮𝐚𝐛𝐥𝐞 𝐬𝐤𝐢𝐥𝐥𝐬 𝐈 𝐧𝐞𝐞𝐝𝐞𝐝 𝐭𝐨 𝐬𝐮𝐜𝐜𝐞𝐞𝐝.

Discipline kept me focused.
Leadership helped me build teams.
Problem-solving helped me navigate difficult deals.
Perseverance kept me moving forward.

Those lessons helped me become the real estate broker, investor, and entrepreneur I am today.

And now, one of my greatest missions is helping fellow veterans recognize that same potential within themselves.

Not every veteran needs to become an investor or broker.

But 𝐞𝐯𝐞𝐫𝐲 𝐯𝐞𝐭𝐞𝐫𝐚𝐧 𝐝𝐞𝐬𝐞𝐫𝐯𝐞𝐬 𝐭𝐨 𝐤𝐧𝐨𝐰 𝐭𝐡𝐚𝐭 𝐭𝐡𝐞𝐢𝐫 𝐬𝐤𝐢𝐥𝐥𝐬 𝐬𝐭𝐢𝐥𝐥 𝐡𝐚𝐯𝐞 𝐯𝐚𝐥𝐮𝐞 𝐚𝐧𝐝 𝐭𝐡𝐞𝐢𝐫 𝐧𝐞𝐱𝐭 𝐜𝐡𝐚𝐩𝐭𝐞𝐫 𝐜𝐚𝐧 𝐛𝐞 𝐣𝐮𝐬𝐭 𝐚𝐬 𝐦𝐞𝐚𝐧𝐢𝐧𝐠𝐟𝐮𝐥 𝐚𝐬 𝐭𝐡𝐞𝐢𝐫 𝐲𝐞𝐚𝐫𝐬 𝐢𝐧 𝐬𝐞𝐫𝐯𝐢𝐜𝐞.

Sometimes, success isn't about learning everything from scratch.

𝑶𝒏𝒆 𝒐𝒇 𝒕𝒉𝒆 𝒉𝒂𝒓𝒅𝒆𝒔𝒕 𝒃𝒂𝒕𝒕𝒍𝒆𝒔 𝒂 𝒗𝒆𝒕𝒆𝒓𝒂𝒏 𝒄𝒂𝒏 𝒇𝒂𝒄𝒆 𝒃𝒆𝒈𝒊𝒏𝒔 𝒂𝒇𝒕𝒆𝒓 𝒍𝒆𝒂𝒗𝒊𝒏𝒈 𝒕𝒉𝒆 𝒎𝒊𝒍𝒊𝒕𝒂𝒓𝒚.

I watched this video, and it truly touched my heart.

An elderly veteran stood by his window, crying. He had once dedicated his life to serving his country, but now he felt forgotten.

When a group of soldiers recognized his military honors, they marched past his window as a gesture of respect.

And that simple act brought tears to his eyes.

𝐒𝐨𝐦𝐞𝐭𝐢𝐦𝐞𝐬, 𝐚𝐥𝐥 𝐚 𝐯𝐞𝐭𝐞𝐫𝐚𝐧 𝐧𝐞𝐞𝐝𝐬 𝐢𝐬 𝐚 𝐫𝐞𝐦𝐢𝐧𝐝𝐞𝐫 𝐭𝐡𝐚𝐭 𝐭𝐡𝐞𝐢𝐫 𝐬𝐞𝐫𝐯𝐢𝐜𝐞 𝐬𝐭𝐢𝐥𝐥 𝐦𝐚𝐭𝐭𝐞𝐫𝐬.

As a 26-year military veteran, this story reminds me why I continue doing what I do.

Leaving the military means more than leaving a career. Sometimes, it means leaving behind the mission and brotherhood that gave your life purpose.

For me, 𝐫𝐞𝐚𝐥 𝐞𝐬𝐭𝐚𝐭𝐞 𝐛𝐞𝐜𝐚𝐦𝐞 𝐦𝐲 𝐧𝐞𝐱𝐭 𝐦𝐢𝐬𝐬𝐢𝐨𝐧.

What started as a career became an opportunity to build businesses, mentor others, and help fellow veterans discover new possibilities through real estate, investing, and entrepreneurship.

I believe every veteran deserves the opportunity to find a new purpose.

Not everyone needs to become a broker or investor. But everyone deserves something meaningful to look forward to.

𝐓𝐡𝐢𝐬 𝐢𝐬 𝐨𝐧𝐞 𝐨𝐟 𝐦𝐲 𝐬𝐨𝐧𝐬, 𝐬𝐭𝐚𝐧𝐝𝐢𝐧𝐠 𝐢𝐧 𝐟𝐫𝐨𝐧𝐭 𝐨𝐟 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐢𝐞𝐬 𝐰𝐞 𝐦𝐚𝐧𝐚𝐠𝐞.

I’ve shared before that my kids have been involved with me in the real estate business. Seeing them learn, work, and understand what it takes to take care of properties makes me proud, not simply because they’re following something I do, but because I get to see the kind of men they’ve become.

They grew up with many of the same values my military background taught me:

𝐃𝐢𝐬𝐜𝐢𝐩𝐥𝐢𝐧𝐞. 𝐑𝐞𝐬𝐩𝐨𝐧𝐬𝐢𝐛𝐢𝐥𝐢𝐭𝐲. 𝐑𝐞𝐬𝐩𝐞𝐜𝐭. 𝐇𝐚𝐫𝐝 𝐰𝐨𝐫𝐤. 𝐀𝐧𝐝 𝐟𝐢𝐧𝐢𝐬𝐡𝐢𝐧𝐠 𝐰𝐡𝐚𝐭 𝐲𝐨𝐮 𝐬𝐭𝐚𝐫𝐭.

As a father, I wanted to give my children opportunities I didn’t always have. But more than money or possessions, I wanted to give them a strong foundation.

Real estate has taught me a lot about wealth, but fatherhood taught me what real wealth actually means.

I could acquire more properties, close bigger deals, or build a much larger portfolio.

But if you asked me what makes me feel richest, it wouldn’t be any of those things.

𝐈𝐭’𝐬 𝐦𝐲 𝐟𝐚𝐦𝐢𝐥𝐲.

Watching my kids grow into good young men is something no property, bank account, or business achievement could ever replace.

And maybe that’s the bigger reason we work so hard in the first place.

We build wealth not simply to have more.
