There’s something magical about Hawley’s community traditions, and the annual Halloween parade is one I always look forward to. If your calendar isn’t marked yet, plan to head downtown on October 31 at 5 PM for a free, family-friendly celebration right in the heart of Hawley. As someone whose roots run deep in Pike, Wayne, and Lackawanna Counties—and whose family has called Lake Wallenpaupack home for generations—I know first hand how these moments bring us all together. A New Credit Score Could Lower Mortgage Costs
There’s a quiet shift underway that could make homeownership a bit more accessible for some buyers in our region. A federal housing regulator has now expanded access to a newer credit score model, allowing approved mortgage lenders to choose between this updated system and the legacy version for eligible mortgages. I’ve heard from industry contacts about recent cases where lenders, using the newer model, were able to offer either a lower rate or even a $2,700 lender credit to a borrower—sometimes one in four buyers see a more favorable result. This can mean better pricing, lower mortgage insurance costs, or even qualifying for a loan that might have been just out of reach.

It’s worth noting: not every lender has made the switch, and manually underwritten loans still rely on the old model. However, pricing adjustments have been brought in line for both. If you have a limited credit history, are working to rebuild your finances, or have positive rent and utility payment records, this development could work in your favor. In our Pike, Wayne, and Lackawanna County communities—where every boost counts—I always encourage buyers to discuss credit score options with their lenders. A little local insight can go a long way.
