If you want to be settled in a new place before school lets out in May, the first real step happens this November.
That first step isn't finding out what your house is worth. Prices can shift between now and spring, so a number pulled today won't hold. Pricing comes later, closer to listing, when the numbers are current.
The first step is the purge. One room a week, or one area of the house, starting now. That's how November and December stop being lost time and start working for you.
Here's where I come in. We walk through your house together, and you'll know exactly what needs to go, what can stay, and what buyers are going to notice. No guessing, and no staring at a full garage wondering where to start.
Most of the fear underneath a move is about getting it wrong. Maybe that means giving up the rate you have now, or carrying two house payments for a stretch. Sometimes it's quieter, like wondering if you'll miss the old place once you're gone. Starting early gives those questions time to get real answers, including whether selling first or buying first makes more sense for you.
You leave with a short list for each month. January and February are for repairs and getting the house ready. Early March is when it hits the market.
This past spring in North Fort Worth, homes like yours went under contract in about four weeks and closed about 30 days after that (NTREIS MLS, March to May 2026). Listing in early March puts your closing in May with a few weeks of cushion before school's out. A late start pushes closing into summer, right when graduations and vacations slow everything down.
And if the plan shows that staying put is the better call, that's a good answer too.
