Can spray foam insulation cause moisture and mold problems in a brand-new home?
Spray foam insulation can be an excellent system when properly designed and installed. But sealing an attic without accounting for humidity and moisture control can create serious problems.
During a recent new construction inspection, we encountered an unvented attic with spray foam applied to the roof rafters. The space was noticeably humid, with no apparent means of controlling the moisture.
Unlike a traditionally vented attic, this type of assembly requires a properly designed moisture-management strategy. Depending on the design, that may involve conditioned air, dehumidification, or other approved methods.
Without adequate humidity control, prolonged moisture exposure can increase the risk of condensation, mold growth, and deterioration of wood framing.
