Every season gives you a slightly different opportunity to evaluate a house. 🏡🍁

This time of year, there are a few things I'd be paying extra attention to during a showing.

What does the basement smell and feel like? Can you feel drafts around windows or doors? Where is rainwater going? How is the home heated? How old is the furnace?

And one of the simplest things: how does the house actually feel now that the windows are closed and cooler weather has arrived?

None of these things automatically make a house good or bad.

They're information.

And the more information you gather before buying, the better you can understand the home you're considering.

That's one reason I don't think a showing should ever be just about deciding whether you like the kitchen.

Your yard can tell you quite a bit about your house, especially this time of year. 🍂🏡

Before everything is covered in leaves and eventually snow, take a slow walk around your property.

Where does water collect after it rains? Are your downspouts actually moving water away from the foundation? Are tree limbs hanging over the roof? Is there one area that always seems wet?

These aren't necessarily signs that something is wrong. They're simply things worth noticing.

We spend so much time looking at what's happening inside our homes that it's easy to forget the ground, trees, drainage, and landscaping around them can give us useful clues too.

Fall is a pretty good time to pay attention.
