🚨 REAL ESTATE MYTH:
"I should price my house high because buyers can always make an offer." 🏡
It sounds logical… but overpricing your home can actually work against you.
When a home is priced too high, you may miss the buyers who are actively searching in the price range where your home should be.
Here’s what can happen:
👀 Fewer showings – Buyers comparing homes in your price range may skip over yours because they can find better value elsewhere.
⏰ Your home sits longer – The longer a property stays on the market, the more buyers may start wondering, “What's wrong with it?”
📉 You may end up reducing the price anyway – And by then, you may have already missed some of the strongest potential buyers.
💰 You could ultimately net less – Pricing high doesn't always mean you'll get more money. Sometimes a correctly priced home can generate more interest, more showings, and potentially multiple offers.
🎯 The goal isn't to price your home as low as possible.
The goal is to price it strategically based on the current market, comparable properties, condition, location, and what buyers are willing to pay.
Think of your listing price as your first marketing tool. You only get one chance to make that first impression!
🏡 Thinking about selling? Don't guess at your home's value.
Before putting a price on your home, let's look at the numbers and develop a strategy that makes sense for your property and the current Hannibal-area market.
