💧 Septic Systems —
After THREE recent properties went under contract… and ALL needed septic work… I can officially say:

If you’re planning to sell — please, for the love of smooth closings, get your septic tested before you list.

Because here’s what really happens when you don’t:

You think you’re selling a house.

Suddenly you’re running a 3‑month septic Olympics.

You’re collecting quotes like Pokémon cards.

You’re negotiating repairs you didn’t even know existed.

And every septic company in New York is booked until next spring.

And the fun doesn’t stop there:

A new septic system runs about $25,000.

Buyers see “septic issue” and immediately turn into flight‑risk.

You may need an engineer (~$1,200) to draw up new plans.

Then you wait… and wait… and wait… for someone who can actually do the work.

Skipping the test before listing can mean handing over a $25K credit at closing — or losing months while everyone scrambles to fix the problem.

So please, if you’re selling soon:
Check your septic early.
Your future self (and your agent) will thank you.

Just Closed!

Sometimes it’s the final walkthrough where a deal can fall apart fast —

but not this one. My sellers went all‑in to make sure the new owners walked into a home that felt cared for.

They didn’t just tidy up…
They scrubbed, dusted, mopped, vacuumed, wiped down baseboards, cleaned out cabinets, washed windows, and tackled every bit of gritty grime that homes collect over the years. They even made sure the lawn looked great!

That level of respect for the next owner?
It’s appreciated by everyone — buyers, agents, attorneys, inspectors… all of us.

Huge congratulations to my sellers for sticking it out, trusting the process, and finishing strong.
Every closing tells a story — and this one proves that effort and determination pay off.

If you’re thinking about selling and need someone who can handle the tough ones too, let’s talk.

🏡 Under Contract (Again!) — 616 Swaggertown
Under Contract… for the second time!
Sometimes real estate deals fall apart — and when they do, it costs time, energy, and momentum. But persistence pays off.

After a few bumps in the road, we’re back under contract at 616 Swaggertown, and my sellers are ready to move forward once again.

Every transaction tells a story, and this one’s a reminder that patience and perseverance matter just as much as price and paperwork.

If you’re selling and need someone who can navigate the tough ones too, let’s talk.

I’m so excited to finally share something I’ve been collaborating on! 🏡✨

As the owner of Copper Cove Realty, I’ve spent a lot of time thinking about how real estate is changing — and how we can make the home‑buying process simpler and more flexible for buyers and more rewarding for agents.

That thinking led me to join a small development team rolling out a brand‑new concept in the Capital Region: Showings Made Simple.

The idea is simple: Sometimes as a buyer, you see a house you’re interested in, and you just want to tour it — without feeling pressured to choose an agent or sign a buyer agreement before you’re ready.

With Showings Made Simple, buyers can schedule a private showing with neutral agent for just $29, with no buyer representation agreement required.

Tour a home. Get safe access. Decide what you want to do next.
Simple. Transparent. Modern.

And for my fellow agents — this platform is for you too.
You can join to become a Showing Agent, stay active in the market, get compensated for your time, and even receive future referrals when buyers decide they’re ready for full representation. It’s a new way to build relationships while getting paid for the work you already do.

I’m beyond excited to roll this out and bring a fresh option to our market. If you know anyone who’s browsing homes or thinking about moving, send this their way — it could make their search so much easier.
