The best time to buy a home in South Jersey might be right now, not April.

Across Camden County, there were 185 single-family homes for sale in September. Today there are 290. That gives you more room to negotiate and more time to make a decision you feel good about.

Sellers who list in the fall usually have a date they need to hit. You also get to see how a home handles a rainy week, a cold morning, and shorter days before you sign anything.

Right now there are homes on the market throughout Merchantville, Collingswood, Haddon Township, Haddonfield and Cherry Hill.

My go-to restaurants in South Jersey, and what to order at each one.

1. Little Hen in Haddonfield. A tiny French BYOB with just 18 seats, so book ahead. Save room for the mille crepe cake.
2. June BYOB in Collingswood. My pick for date night, all white linens and a fireplace. Get the duck.
3. Cielito Lindo in Medford. Worth the drive out to Medford Village. Get the guac and a margarita.
4. Gass & Main in Haddonfield. Get the BBQ burnt-end carrots.
5. Restaurant 1793 in Merchantville. The best tasting menu in South Jersey, and right now it’s a full Halloween edition.

If I could go back and talk to a 2016 homebuyer in Cherry Hill, NJ, I’d tell them not to wait.

In 2016, the median home sold for $250,000. Rates were around 3.65%. It felt expensive then too, and plenty of buyers decided to wait and see.

Today the median in Cherry Hill is $550,000, and rates are around 7.4%.

The same 4-bedroom home in Cherry Hill that sold for $263,000 in 2016 sold for $525,000 this year. That’s $262,000 in equity for whoever bought it then instead of waiting.

Here’s the hard part to hear in 2026: the same is true right now. If the last ten years in Cherry Hill are any sign, today’s prices are the ones people will wish they’d paid.

Waiting to see what happens rarely works out in real estate. Buying the right home in Cherry Hill when you’re ready usually does.
