✨ GUNTER VENUE SPOTLIGHT: PART 2

🏨 This property changed hands recently - Could there be a hotel going in with it? 👇🏻

🤍 THERE’S A LITTLE WHITE WEDDING CHAPEL TUCKED AWAY IN GUNTER, TEXAS… BUT THERE’S A LOT MORE TO THIS PROPERTY THAN YOU MIGHT REALIZE. 👀

👉🏼 One Preston Events

If you turn off Preston Road onto Whispering Winds, you’ll find One Preston Events — a wedding and event property right here in Gunter.

The property offers several completely different settings, including:

⛪ The Chapel — a beautiful, classic setting for wedding ceremonies

✨ The Carriage House — vaulted ceilings, chandeliers and space for larger receptions and celebrations

🏡 The Victorian House — perfect for smaller, more intimate gatherings

🌿 Outdoor spaces for ceremonies and events

And weddings are only part of what happens here. One Preston can host showers, graduation parties, birthdays, family celebrations, corporate events and other special occasions.

But while researching One Preston for this spotlight, I found another side of this property that I thought was really interesting. 👀

🏡 Public real estate information indicates the One Preston property changed hands in May 2026, with a reported sale price of approximately $2.66 million.

And before the sale, the approximately 10-acre property along the Preston Road corridor was commercially marketed not only as an existing event venue, but also for its future development potential.

‼️The commercial marketing materials actually included PROPOSED HOTEL & RETAIL PLANS. 👀

Conceptual plans showed the potential for a hotel, additional parking and retail development on portions of the property.

Now, an important distinction: I have not found confirmation that a hotel or retail development has been approved or that construction is officially moving forward. These were proposed/conceptual plans included in the property’s commercial marketing materials.

But considering the property recently changed hands — and with everything happening along the Preston Road corridor — this is definitely one I’ll be keeping an eye on.

That’s one of my favorite parts about studying Gunter real estate and development. Sometimes you start researching one local property and uncover a much bigger story about what could be coming next.

I’ll keep digging and share an update if I find anything official regarding future development plans.

I’ve had some questions recently about the future location of Gunter High School and what will happen to the 118.5 acres Gunter ISD purchased off JC Maples Road.

I wanted to reshare the Gunter ISD information that was shared back in July - because it addresses several of those questions!

HERE ARE THE BIG TAKEAWAYS! 👇🏻

🏫 Future High School Location: Gunter ISD has announced its intention to relocate the future high school to a different site rather than building on the JC Maples property. The district is seeking a more accessible location with readily available infrastructure.

🌳 118.5 Acres on JC Maples Road: The district has announced plans to establish a Public Improvement District (PID) before selling the property to a future developer.

🏡 Potential Residential Development: Preliminary planning includes residential lots ranging from approximately 0.3 to 0.6 acres, along with dedicated park areas and green space. The conceptual site map is still being finalized.

🏫 Possible Future Elementary School: A portion of the property could potentially be used for a future elementary school if population growth indicates a need and a future developer wishes to incorporate it.

📍 IMPORTANT TO KNOW: The original announcement does not identify a new high school location, and the plans for the JC Maples property are still conceptual.

With all the residential growth happening in Gunter, school planning and future development are important topics for our community to stay informed about!

There’s a lot of new construction happening in and around Gunter right now, and if you’re considering buying new, here are three things I want you to know. 🏡🏗️

🏗️ What new construction communities are currently building in Gunter?

Buyers have more options than they did just a few years ago, with new homes and additional phases underway in several Gunter communities.

And there’s more coming.

The important part isn’t just knowing which builders have homes available today. It’s understanding the differences between the communities — lot sizes, taxes, PIDs, HOAs, amenities, location, future phases and what else is planned nearby.

🏡 Do I need a Realtor before visiting a builder’s model home?

I recommend it.

Builder sales representatives are there to represent the builder. Your Realtor is there to represent you.

It’s also a good idea to have your Realtor involved from the beginning. Builder policies can vary, so don’t assume you can visit first and simply add representation later.

💰 Can a Realtor help with builder incentives?

Absolutely.

Builders may offer incentives toward closing costs, interest-rate programs, upgrades or other buyer expenses, but those offers can change.

I also look beyond the incentive itself. A great incentive doesn’t automatically make something the best deal. We need to look at the price, lot, community, taxes, future development and potential resale value too.
