The Fed just met and they decided on no rate hike and no rate cut. So, what does that mean if you're watching and hoping for lower mortgage rates?

The short answer: don't expect this to dramatically change things.

For now, they’re holding steady. But a recent survey from Reuters asked 100 economists what to expect from here – and all 100 said the Fed will do a hike in December.

Now, the Fed doesn't directly set mortgage rates, but their actions do have an impact. Rates will also move based on inflation, economic data, and how financial markets react.

The takeaway? There’s a lot at play here – and we’ll probably see a hike the next time they meet.

One of the biggest myths I still hear: “I have to put 20% down to buy a house.”
Here’s the reality:
• Conventional loans often start at 3–5%
• FHA and VA options are available
• Let’s run the real numbers for you
Down payment is just one piece. What matters more is what you can comfortably afford each month and which programs actually fit your situation.
If you’ve been holding off because you thought you needed a big down payment, let’s look at what’s possible. Comment “NUMBERS” or DM me and I’ll help you get a clear picture.

People are choosing Bargersville for good reasons.
• Room to spread out
• Strong schools & community
• Easy access to Indy without the density
It’s one of the areas I’m asked about most right now — whether someone is moving from within the Indy metro or looking for more space without giving up convenience.
Curious what the market looks like there right now? Comment “BARGERSVILLE” or DM me and I’ll share what’s actually happening.

If you’re shopping new construction in Greenwood right now, ask about incentives.
Builders are still offering rate buydowns, closing cost help, and other concessions in a lot of communities. That can make a brand-new home more affordable than many people expect especially when you compare it to buying an older home that needs updates.
The key is knowing which communities are offering what and how to structure your offer so you actually capture the value.

Are home prices going up or down? It depends on where you look.

Over the past year, prices in Chicago climbed almost 7%. In Seattle, they dipped about 1.6%. That’s a nearly 9-point gap between two major cities.

Look at little closer, though. Home prices are rising in 13 of the 19 major cities on this chart. And where prices are down, the dips are small (less than 2%).

So, this isn’t a crash. It’s just a market normalizing after overheating during the pandemic. And that’s hitting some areas differently than others.

Here’s what it really means. Your local market matters.

If you’re selling where prices are still rising, you may not need to cut your price. And if you’re buying where prices are softer, you may have more room to negotiate.

National headlines can’t tell you which side your neighborhood is on. Local data can. Let’s look at how prices are moving in your area, so you can set your price or make your offer with confidence.

One of the most common things I hear from people who move to Greenwood or Bargersville:
“We didn’t realize how much more house and lifestyle we could get this close to Indy.”
Larger lots, solid schools, parks, shopping, and a real community feel without the northside price tags or the downtown chaos. You can still get to downtown Indy in a reasonable time, but you come home to quieter streets and more space.
Whether you’re a first-time buyer, a family looking to move up, or someone relocating from out of state, these southside communities keep showing up on the “best value near Indy” list for a reason.
Thinking about making a move in the next 6–12 months? Let’s talk about what neighborhoods fit your life best.

A lot of people still think the market is 2021–2022. It’s not.

In Greenwood right now we’re seeing more inventory, homes taking a bit longer to sell, and sellers who are more open to negotiations and concessions than they were a couple years ago. Median prices have been hovering in the high $290s to low $300s depending on the exact data set, with solid new construction still coming online.

If you’re thinking about buying or selling in Greenwood or Bargersville this fall/winter, the rules have changed in a good way for prepared buyers and sellers who price and prepare smart still do well.

Curious what that means for your specific situation? Drop a comment or send me a message. Happy to walk through the real numbers with you.
