$5.3M in Kentfield. $1.3M in Novato. Same county. Very different markets.

September’s average sale prices across Marin tell an interesting story. But averages can also be misleading.

A few high-end sales in Ross, Kentfield or Tiburon can dramatically influence the numbers, particularly in a month with limited transactions.

And anyone who knows Marin knows that even within the same town, pricing can vary enormously.

A flat, usable lot. Walkability. Sun exposure. Privacy. Views. Condition. These details matter, and buyers absolutely pay attention to them.

Here’s what I always tell my clients: Don’t confuse an average sale price with market value.

One is a statistic. The other requires understanding the property, the comparable sales and what’s actually happening in that particular market.

That’s where local knowledge comes in.

Curious what these numbers mean for your home or your next purchase? Let’s have a conversation. I’ll give you the specifics, not just the averages.

Some sales mean a little more. ❤️

Receiving such thoughtful words from my Seller at 431 Oak Mesa Drive genuinely means the world to me.

Selling a home is personal. There are memories, emotions, big decisions and a lot of moving parts. My job is to manage the details, give straightforward advice and make sure my clients feel informed and confident from beginning to end.

We had a terrific result … $76,000 over asking …but knowing my sellers felt well taken care of throughout the process is what I’m most grateful for.

Thank you for your trust, your kind words and the opportunity to represent you. It was truly my pleasure.

And I don’t just mean the house.

In Marin, a few streets can change your commute, your sunlight, your walkability, your schools, your access to trails and frankly, how you live every day.

I tell my buyers all the time: don’t get so distracted by the beautiful kitchen that you forget to look at everything you can’t change.

The street. The lot. The light. The location. The neighborhood.

You can renovate the house.

You can’t move it.

Thinking about buying in Marin? Let’s talk before you start looking.

SOLD | $76,000 OVER ASKING 🎯

Listed at $699,000.
Sold at $775,000.

Because pricing a home correctly from the start doesn’t mean leaving money on the table. Sometimes, it’s exactly how you create the competition that gets you there.

431 Oak Mesa offered so much to work with — 2 bedrooms, 2 baths, 1,594 square feet, beautiful hillside views and a peaceful Oakmont setting.

But even a great house needs the right strategy.

Preparation matters. Presentation matters. Pricing matters. And how you position a property from day one absolutely matters.

Very happy for my sellers and very happy to put the SOLD sign on this one.

The view is spectacular. The driveway may drive you crazy.

A flat lot in Marin is a big deal.

Walkability is worth paying for.

Buy the dated house on the better street.

You can renovate a kitchen. You cannot change the location.

Price per square foot does not tell the whole story here.

Light, privacy, lot, floor plan and resale matter.

And the house that looks best online isn’t necessarily the one I’ll tell you to buy.

My job isn’t to sell you on a house. It’s to make sure you understand exactly what you’re buying.

The national numbers tell one story. Marin, as always, is a little more nuanced.

Realtor.com identified Sept. 27–Oct. 3 as the best week of 2026 nationally to buy a home, based on a combination of inventory, pricing and buyer competition.

Does that mean there is one magical week to buy a home in Marin? Of course not.

But I do think the reason behind the data is worth paying attention to.

Fall can be a very different market than spring. There may be fewer buyers competing for the same property, homes that didn’t sell immediately may have more motivated sellers, and buyers can sometimes have something we haven’t always had much of in Marin: time to think.

And in this market, that matters.

The right house in Mill Valley, Ross, Kentfield, Larkspur or Tiburon can still generate plenty of attention. Great location, flat usable land, walkability, schools, condition and pricing continue to drive demand.

But not every property is a multiple-offer situation and that can create opportunity for a thoughtful buyer who understands where to look and how to negotiate.

So no, I wouldn’t buy a house simply because the calendar says this is the “best week.”

I would pay attention to what the fall market is giving you.

If you’ve been sitting on the sidelines waiting for Marin to feel a little less like a race, this may be a very good time to start looking again.

DM me “MARIN” and I’ll tell you what I’m seeing right now.

Welcome to Marin County. 🌿

Where the drive home looks like this.

Rolling hills, winding roads, redwoods, views of the Bay, charming downtowns and some pretty incredible places to call home.

After years of driving these roads with buyers and sellers, I still think Marin is one of the most special places to live.

Come take a drive with me. 🚙

Sometimes, it buys you the opportunity to create exactly what you want … in a location that’s very hard to replicate.

📍 40 Blue Ridge Road, Kentfield

This is one of those properties where I want buyers to look beyond the finishes and really look at the bones.

The home has grand scale, spacious rooms, wonderful proportions and the kind of floor plan that lends itself beautifully to entertaining. There’s room to rethink, refresh and make it entirely your own without having to compromise on the things that are much harder to change.

And then there’s the location.

Kentfield remains one of Marin’s premier communities, known for its natural beauty, highly regarded schools and proximity to everything that makes this part of Marin so desirable.

At this price point, some buyers want turnkey. Others recognize the opportunity in finding the right property in the right location and creating something exceptional.

40 Blue Ridge is very much the latter.

If you’re looking in the $4M - $5M range and have the vision to make a great Marin property your own, this one deserves a look.
