🏡 CONTINGENT? What does that even mean?

It’s real estate lingo for: We have a deal, but we’re not at the finish line yet.

The seller accepted an offer, but the sale still depends on certain conditions being met. Depending on the contract, those could include inspections, appraisal, financing, or even the buyer selling their current home.

So, is it sold? Not quite.

There’s still a process to get through before we celebrate at the closing table. 🥂

413 Gregory - SOLD! 🔑🏡

This one was a little different for me.

I had a lot going on personally with family, but life doesn't stop and neither do transactions.

We started at $559K based on the comps and got very little movement. Dropping to $525K brought a lot more activity. Because this was a flip, FHA financing wasn't an option, which also eliminated a portion of the buyer pool.

We ultimately accepted a VA offer at $515K.

This was also my first time working with PenFed, and getting this one to the closing table was a mad scramble. Definitely not the way I'm used to working, but we got it done.

I'm grateful to have helped the seller get the best price the market would support and get this one across the finish line.
