Skipping a pre-listing inspection doesn’t make problems disappear—it only changes who finds them and when. I’ve represented buyers who discovered serious issues during escrow, then learned the seller wasn’t willing to make repairs, offer a credit, or adjust the price. The buyer had already spent money investigating a home they might no longer want, while the seller risked starting over. Structural concerns, extensive dry rot, major roof problems, or a failing septic system can completely change whether a purchase makes sense. That’s why pre-listing inspections are one of the most valuable steps sellers can take before going to market. They give you time to understand the property’s condition, get estimates, plan repairs, and account for remaining issues in your pricing and disclosures. You don’t have to fix everything, but you should understand what you’re selling and give buyers important information upfront. Pre-listing inspections won’t catch every issue, and buyers should still conduct their own due diligence. However, early information can reduce surprises, build confidence, and help keep escrow on track.
