Everyone in Connecticut is watching one number: the mortgage rate. It's not the only number that matters right now.

Here's what the Connecticut market is actually showing:

Inventory is at its highest level since 2022, with 5,277 active listings in July. But that's still about 72% below pre-pandemic levels.
Demand is still strong. In August, 55.8% of Connecticut homes sold above list price, and the typical home sold for 102.2% of its asking price.
Prepared buyers have some room. About 1,600 Connecticut listings took a price cut in August, up from 918 in April.
Waiting has a hidden risk. Nationally, 72% of buyers who paused their search are waiting for rates to hit 5%, and 34% of them plan to jump back in at the same time. Economists expect rates to only ease to about 6.3% by mid-2027.

Fewer than 2 months of supply means that if everyone re-enters at once, they'll be competing for very few homes.

The good news for first-time buyers: Connecticut has help. CHFA offers down payment assistance of up to $15,000, and Time To Own offers up to $25,000 at 0% interest, forgiven over 10 years. Income and price limits apply.

You don't have to time the market perfectly. You just have to know your options.
