A property can be beautiful, in a great neighborhood, and still not be a great investment.

When I’m looking at real estate from an investment perspective, I try to separate “Do I like this property?” from “Does this property make sense?”

I want to know who creates the demand for it.

I want to see numbers that still work when we account for real expenses and realistic assumptions.

I want to understand what’s happening around the property that could support—or weaken—that demand over time.

And just as importantly, I want to know where the risk is.

That applies whether we’re looking at a rental home, retail space, land, or another commercial opportunity.

A good investment isn’t necessarily the most exciting property.

It’s the one where the demand, numbers, location, risk, and your goals line up.
