For many Twin Cities property managers, a single open position or sudden medical leave turns facility operations into a crisis. Work orders stack up, tenant complaints spike, and the office gets flooded with calls and emails.
You don’t have to scramble to recruit Maintenance Techs just to cover temporary or recurring gaps.

BMM’s Supplemental Maintenance team steps seamlessly into your existing workflow:
+ Short-term or long-term coverage (vacation, parental leave, open requisitions)
+ Skilled, background-checked technicians who hit the ground running
+ Flexible scheduling without the burden of added payroll overhead

First impressions are everything in multi-family housing. For many regional property managers across Minnesota, managing buildings from the 1980s means wrestling with great structural "bones" and heavily dated interiors.

Common areas like stairwells and mailbox banks are the highest-traffic zones and key retention tools. Our pictures show the complexity and the scale of this modernization project:

🔧 We modernized the outdated 1980s stairwell, retaining the architecture but stripping away the dated materials and preparing for fresh, contemporary finishes.

📬 In the front entryway, we completely revamped the old wall structure around the mailbox and intercom systems. This is where we ensure functionality meets modern aesthetic, creating a secure, inviting entrance.

This isn’t just maintenance; it’s a strategic investment in asset value. A modern entryway improves resident satisfaction, increases retention rates, and allows you to command higher rent.

We know that managing renovations across multiple regional assets is a challenge. That’s why BMM specializes in executing these full-scale common area remodels in occupied buildings—minimizing resident disruption while maximizing impact.

If your portfolio includes properties that are stuck in the 1980s or 90s, let's talk about how a strategic remodel can provide a rapid return on investment.

A single technician being out on PFML for 12 weeks equals roughly 480 hours of lost maintenance capacity.

In property management, delayed work orders aren't just an inconvenience—they turn into escalated costs:
🔴 Minor leaks turn into major water damage
🔴 Tenant complaints turn into non-renewals
🔴 Remaining staff take on overtime, leading to fatigue and errors

Pulling existing staff from other sites or scrambling through temp agencies often leads to low-quality work and safety risks.

That’s where BMM comes in. Our maintenance technicians are fully vetted, skilled, and equipped to jump right into your existing work order queue. We handle:
✅ Daily tenant work requests & repairs
✅ Scheduled preventive maintenance routines
✅ Site inspections

You get seamless operational continuity without adding permanent headcount.

Don't let backlogged work orders derail your property performance. Reach out to BMM to discuss our flexible coverage options.

This is what "unexpected failure" looks like.

A corroded terminal post. A single point of failure. This can, and did, shut down an entire HVAC unit.

A full system breakdown isn’t always about a failed compressor or motor. Often, it's just a neglected connection. Regular preventative maintenance checks find these corroded posts before they fail, avoiding emergency calls and tenant complaints.

Another quick fix by our team that saved a property manager a serious headache.

Not all HVAC issues require a complete system overhaul... sometimes they just require a little pest management! 🐝

One of our technicians recently opened an A/C to troubleshoot a cooling issue and found this uninvited colony setting up shop around the wiring.

This is exactly why comprehensive, proactive property maintenance matters. Regular check-ups across a property catch these hidden issues early—saving property managers time, stress, and unnecessary vendor calls.

Great catch by our tech last week!

What is the most unusual visitor your techs have run across on the property?
