Some of the most useful advice comes from agents who are in the thick of it right now.

Brian O runs his own team, so he’s having client conversations every day about pricing, timing, and what this market actually means for buyers and sellers. On Wednesday, he’s sharing what he’s saying in those conversations and the scripting that’s helping his team guide clients to clear decisions.

If you’ve been looking for the right words lately, this is a good one to catch. Join us live Wednesday, October 28 at 2 PM ET. ➡️ https://bit.ly/4z5d5MM

Quick question: are you giving every client the same market update?

Right now, a cash buyer, a financed buyer, a builder, and a homeowner locked into a low rate are all navigating something different. One-size-fits-all advice just won’t land.

This Wednesday at 11 AM PT / 2 PM ET, Dave Childers covers what’s driving each of these markets, and Brian Ostrowiak shares how he handles them with his own clients. You’ll leave with talking points you can use at your very next listing appointment.

When rates are high, buyers start looking for another way to make the math work. For a lot of them, that’s an ARM. 🏡

But your clients probably have questions, and some of them may still be picturing 2008. Knowing what’s changed, and what to plan for, can help you guide that conversation with confidence.

Save this for your next buyer who’s feeling priced out.

Falling or climbing? If your clients are confused about home prices, it’s not their fault. The headlines can’t agree.

The truth is, it depends on where you live. Some major metros are seeing prices rise close to 7% while others are down slightly. And even where prices are dipping, it’s 2% or less. Nowhere near 2008.

We broke down what’s really going on so you can walk into your next client conversation with clarity. 👇

Whether you own a house already or you’re looking to buy one, you probably care about home prices.

Ever had a client forward you a scary headline and ask, “Should we be worried?”

Here’s the thing. National headlines are built for national audiences. They average out dozens of very different markets into one number, and that number rarely matches what’s happening on your client’s street.

A seller in one metro could be in a strong position to hold firm on price, while a buyer a few states over has real room to negotiate. Same week, same headlines, completely different playbooks.

New credit models are beginning to count on-time rent, and VantageScore found nearly 4 million renters could become eligible for a mortgage if those payments were factored in.

The catch? It’s not automatic. Renters have to make sure their payments are actually being reported, either through their landlord or a rent reporting service.

Not every first home has to be a single-family house.

According to Zillow, starter condos average $197,468 nationally, about 6% less than the typical starter home. In Houston, a typical starter condo sits roughly 72% below what a median-income household could afford.

There are trade-offs to talk through, like HOA fees and shared walls, but for a lot of buyers, that’s worth it to finally get their own set of keys.

When you picture buying your first home, chances are you’re imagining a traditional single-family house with its own yard, maybe a garage, and little extra room to grow. But with affordability still tight, getting everything on that list right away may come with a higher price tag than you’re co...

Your renter clients could pay rent on time for years and it may never show up on their credit report.

According to Zillow, insufficient credit history is the most common reason mortgages get denied, affecting nearly a third of applicants. The good news? New credit models can count on-time rent, and VantageScore found nearly 4 million renters could become mortgage eligible as a result. They just need to opt in.

If you work with renters who’ve written off buying, this is a conversation worth having.

What's the biggest payment you make every month? If you’re a renter, it's probably your rent.
